divh2Property Leasing Specialist/h2pResponsible for showing and leasing apartment units to prospective residents as well as greeting visitors/potential residents, providing swift and courteous customer service for current residents, and completing daily office procedures including rent processing and deposits as required by the property manager. Responsible for ensuring exceptional customer service to maintain the overall reputation of the property./ppThis position is responsible for all of the following:/pulliShowing apartments to rental prospects and leasing to qualified applicants/liliSelling positive aspects of the property and company through proper telephone, leasing and closing techniques/liliResponding to inquiries for property information in an appropriate and timely manner via email and phone/liliKnowing and updating competitors pricing/specials/liliLearning all paperwork and reports related to leasing and preparing them when necessary/liliKnowing the propertys budget and how to properly code expenses for payment/liliCalling utility companies to connect and disconnect unit utilities/liliPosting money and making daily deposits./liliFiling paperwork and service requests/liliChecking all model units and common areas daily to ensure cleanliness/liliKeeping clubhouse, bathrooms, offices and laundry rooms clean when housekeeper is not available/liliKeeping coffee, refreshments, and condiments fresh and stocked/liliOrdering any needed office supplies with the approval of the Property Manager/liliKeeping computer updated with daily property activity (i.e. incomes, leases, notices)/liliOpening and sorting mail/liliAssuming daily operations of the property when Property Manager is not available/liliCoordinating service requests from residents with property maintenance staff/liliFollowing up on traffic, move-ins, move-outs, and completed service requests/liliCompleting all job-related tasks assigned by Property Manager or Property Supervisor/liliUsing creative marketing including social media sites to increase occupancy/liliParticipating in community activities/li/ulpRequirements:/pulliHigh School Diploma or General Education Degree (GED)/lili3-6 Months related training/experience or combination of education and experience/liliValid drivers license and reliable transportation/liliMust be able to read, speak and understand English for business purposes/liliMust be able to read and write instructions, short correspondence, memos, and service requests and to converse with residents, co-workers, and vendors in a professional manner./liliMust also be able to effectively present information and instructions to potential residents and on-site staff in one-on-one and small group settings./liliMust be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen/li/ulpPhysical Requirements:/pulliMust be able to stand, walk, climb stairs; use hands to finger, handle, grasp or feel objects; reach with hands and arms; stoop, kneel or crouch; talk; hear./liliSpecific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus./li/ulpPERKS: We are looking for innovative, fun, customer service professionals with the drive and determination to succeed at the next level.
