The Construction Project Manager oversees all responsibilities for construction, remodeling, and miscellaneous CapEx projects for all projects assigned. The Construction Project Manager I develops and implements strategies to maximize profitability by managing a project's budget, maintaining schedules, delivering quality spaces, and building client/contractor relationships.
- Manage and lead all facets of the construction project from planning to closeout with industry best practices.
- Lead the design team of engineers/architects to develop tenant plans for bidding, permitting, and construction.
- Prepare overall project budgets, manage invitations to bid, and review proposals for a complete scope of work.
- Negotiate, buy out, and create contractor and vendor agreements.
- Ability to create project schedules and achieve tight deadlines while managing simultaneous multi-state projects within budget.
- Analyze constructability and value engineering techniques to provide the best value for projects.
- Review tenant improvement documents and ensure design plans are in alignment with delivery requirements.
- Identify project risks, develop mitigation plans, and implement action plans to reduce or eliminate impact.
- Monitor, control, and track all the change management processes on managed projects.
- Keep the team informed on all significant updates of the project, schedule progress, financial status, and relationships.
- Coordinate requirements with utility companies for services and municipalities on required inspections and occupancy permits.
- Partner with the Real Estate team to support growth in the RKR portfolio.
- Assist in all maintenance functions with RKR 3rd party tenants and RK Stores as needed to lead or support.

The pay range for this position is $90,000 - $110,000 annualized and is bonus eligible. Exact compensation is determined by factors such as relevant geographic location, education, certifications, experience, job level, shift, and organizational needs.
