Cork The Opportunity An established and highly regarded main contractor is seeking an experiencedProject Manager to lead the delivery of a major residential development in Midleton, Co.
Cork.
This is an excellent opportunity to join a progressive construction business with a strong pipeline of residential projects across Ireland.
The successful candidate will take full ownership of project delivery, ensuring the highest standards of safety, quality, programme, and budget performance from commencement through to handover.
This role would suit a proactive Project Manager with a strong background in large-scale residential construction and extensive knowledge of statutory compliance, BCAR processes, and stakeholder management.
Key Responsibilities Lead the successful delivery of a large residential development, ensuring projects are completed safely, on time, within budget, and to the highest quality standards.
Take overall responsibility for project planning, programming, commercial performance, and reporting.
Manage the Building Control Management System (BCMS), ensuring all Ancillary Certificates are collected, reviewed, and uploaded in line with phased completion requirements.
Liaise with Local Authorities regarding Commencement Notices, inspections, Certificates of Compliance on Completion, and other statutory requirements.
Ensure full compliance with Building Regulations, BCAR, Health & Safety legislation, and company quality procedures.
Coordinate with design teams, Assigned Certifiers, utility providers, and key stakeholders throughout the project lifecycle.
Oversee subcontractors and site management teams, promoting a collaborative and high-performing working environment.
Monitor project progress, cash flow, and risk management while ensuring programme milestones are achieved.
Requirements Degree qualified in Construction Management, Civil Engineering, or a related discipline.
Proven experience as a Project Manager delivering residential construction projects valued in excess of €10 million.
Strong working knowledge of BCAR legislation and experience working alongside Assigned Certifiers.
Previous experience liaising with Local Authorities regarding planning conditions, inspections, and statutory compliance.
Excellent technical, contractual, and project delivery knowledge within the residential sector.
Strong leadership, communication, and stakeholder management skills.
A results-driven approach with the ability to manage multiple priorities in a fast-paced environment.
