About the Role

We are seeking experienced Real Estate Professionals to join our team. The ideal candidate will possess solid knowledge and expertise in multifamily and/or hospitality operations, have an analytical mind set, and be interested in learning both asset management and how to apply their skills to the future of residential living at 55+ and Independent Living, Assisted Living and Memory Care Living communities.

Your goal is to maximize cash flow and value creation through close partnership with operators, data-informed decision making, and hands-on site engagement.

Key Responsibilities

  • Community Visits & Operational Assessment: Tour assigned senior living communities regularly to identify operational, staffing, physical plant, or service delivery issues. Partner with operators to implement timely, effective solutions.
  • Sales, Marketing & Conversion Optimization: Evaluate each community's sales funnel, outreach efforts, and customer experience. Identify conversion gaps, retrain where needed, and ensure performance aligns with occupancy goals.
  • Market Research & Pricing Strategy: Analyze local competitive dynamics and demographic demand. Where appropriate, create market studies to support data-driven recommendations on unit pricing, concessions, and positioning.
  • Performance Monitoring & Business Planning: Review operator financial statements, explain variances, and align on performance targets. Assist in building budgets, margin improvement plans, and community-level action plans.
  • Operator Engagement & Accountability: Serve as Welltower's primary point of contact to operating partners, fostering strong relationships, and ensuring accountability across sales, operations, and financial performance.
  • Cross-Functional Escalation & Strategic Input: Coordinate with internal departmentsincluding legal, development, and investmentswhen performance challenges, lease resets, or repositioning opportunities arise.
  • Leverage Data & the Welltower Business System: Use internal analytics tools to benchmark performance, monitor KPIs, and identify communities with upside potential or underperformance risk.
  • Other Duties as Assigned: This role evolves with the portfolioflexibility, initiative, and judgment are essential.

Competencies

Experience and Skills

  • Strong fluency in property-level financials (e.g., NOI, RevPOR, labor ratios, margin), with the ability to identify trends and drive targeted improvement.
  • Demonstrated understanding of residential pricing, market studies, residential sales and leasing, residential marketing, and other residential operational competencies.
  • Excellent analytical skills, including comfort with Excel, dashboards, and performance KPIs.
  • Effective communication skills, both verbal and written, with the ability to influence operators and present findings to senior leadership.

  • Quick learner who proactively leverages available resources to close knowledge gaps.
  • Naturally inquisitive with a bias toward field learning and first-principle thinking.
  • Proven ability to work independently and collaboratively in a fast-paced, dynamic environment, managing multiple projects simultaneously and meeting deadlines.
  • Detail-oriented but pragmatic, with a focus on getting results - not just reporting metrics.
  • Strong sense of ownership and accountability - you follow through, escalate when needed, and care about the outcome.

Travel

  • 50% travel expected for this role.

Minimum Requirements

  • Bachelor's degree in Business, Accounting, Finance, or related field.
  • 2-3 years relevant work experience.
  • Proficiency in Excel. Yardi experience preferred.
  • Strong attention to detail and analytical skills
  • Proficiency in data management and reporting
