We are seeking a skilled and proactive Assistant Maintenance Supervisor to oversee and support the maintenance team and operations within property portfolio. Duties Assist in supervising daily maintenance activities across properties: work orders, special projects, repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, and painting. Coordinate and prioritize maintenance tasks, ensuring timely completion to minimize downtime. Supervise maintenance staff, providing leadership, training, and technical assistance. Implementing and managing systems for apartment turnovers, resident work orders, grounds maintenance, snowplowing, and cleaning. Perform routine preventative maintenance and respond to emergency repairs. Assist in scheduling and supervising contracted services as needed (H.V.A.C., electrical, plumbing, elevators, carpet cleaning, painters, landscaping, etc.), to ensure quality of work and timeliness. Answering after-hours service calls, as needed. Ensures all properties meet government regulations and environmental, health, safety and security standards. Requirements 3-5 years property maintenance experience. Proven supervisory experience with strong leadership skills. Strong knowledge of interior/exterior property maintenance and building systems, plumbing, electrical, HVAC. Ability to identify issues and determine repairs that are needed. Valid driver's license and clean record required. Own basic hand tools-hammer, screwdrivers, pliers, etc. Must be able to lift up to 25 lbs. at a time.
