Lead Maintenance Description Job Duties and Responsibilities: Lead Maintenance will be responsible, under the direction of the Community Director, for the overall maintenance of the apartment complex and all areas related to the day to day maintenance operations of the community. Must live within 20 to 30 minutes from the community. Essential duties include but are not limited to: Must be able to delegate instructions to staff to ensure make ready/maintenance orders are being completed Oversee quality of work per maintenance staff meets company standards Train staff Electrical, plumbing, carpentry, masonry and painting Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors Make ready units for new move ins Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems Responsible for 24-hour emergency maintenance Schedule and complete preventative maintenance program Complete grounds work such as: grounds pick up, sweeping and light landscaping Pool maintenance experience required Coordinate special projects as directed Job Requirements: Lead Maintenance must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. Maintenance Tech must have the necessary tools to effectively complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships. Skill Set Ability to use power tools Communication (Written follow-up, ability to explain solutions to resident issues, etc.) Organization (Keeping track of work orders and keys) Ability to multitask (Handle and prioritize everyday work orders and emergencies) Excellent Communication (Ability to conduct follow-up with residents and explain emergency situations to management team) Organization (Manage work orders and team effectively) Proficient Computer Skills (Manage budget, e-mail correspondence, etc.) Mastery of appliances, electrical, HVAC and plumbing Universal Certification Salary listed below, and benefits will apply once a candidate accepts a permanent position with property.
