Overview 21CJS Janitorial Services is seeking an aggressive, results-driven, and experienced Sales Manager to lead our business development efforts in the commercial cleaning and janitorial sector. Serving over 3 million square feet nightly across commercial, medical, state, and industrial facilities, we are looking for a leader to identify new B2B market opportunities, secure high-value service contracts, and build lasting relationships with property managers and facility directors.
Key Responsibilities
New Business Acquisition: Actively prospect, cold call, and network to generate a consistent pipeline of new B2B commercial janitorial contracts for 21st Century Janitorial Services.
Site Walkthroughs & Estimating: Conduct on-site facility walkthroughs to assess square footage, cleaning requirements, and scope of work in order to build accurate, profitable cost estimates.
Proposal & RFP Creation: Draft, present, and negotiate winning sales proposals and responses to Requests for Proposals (RFPs) tailored to the unique needs of prospective clients.
Market Analysis: Stay ahead of industry trends, competitor offerings, and emerging specialized cleaning needs to position our services competitively.
CRM & Reporting: Maintain meticulous records of all sales activities, leads, and client communications within our CRM system, providing regular pipeline forecasts to executive leadership.
Qualifications & Skills
Experience: 3–5+ years of proven success in B2B sales, specifically within the janitorial, commercial cleaning, facilities management, or property services industries.
Industry Knowledge: Strong familiarity with building production rates (price per square foot), cleaning chemicals, equipment, labor cost structures, and scope-of-work development.
Proven Track Record: A documented history of meeting or exceeding sales quotas and closing multi-year service contracts.
Communication: Exceptional negotiation, presentation, and interpersonal skills, with the ability to confidently pitch to C-level executives and facility managers alike.
Tech Savvy: Proficient with CRM software, Microsoft Office Suite, and digital estimating tools.
Licensing: Valid driver’s license and reliable transportation (required for routine local travel to prospective client sites).
