Description
The role of the Senior Project Manager is to plan, execute, and finalize projects according to strict deadlines and within budget. Coordinate between the design team and the construction, managing the construction document flow as in safety, quality, delivery, and cost in accordance with the building regulations in USA. This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. It also includes ensuring of the order in the Scope, Safety and Quality for the Project.
The Senior Project Manager will also prepare and negotiate client and project subcontract term and conditions, and where required manage legal matters communicating with the legal advisors, in addition to defining the project's objectives and oversee quality control throughout its life cycle.
Responsibilities
• Direct and manage project development from beginning to end.
• Define project scope, goals and deliverables that support business goals in collaboration with senior management.
• Responsible to support Project Director for the relationship with the Owner.
• Develop full-scale project plans and associated communications documents.
• Take lead in managing the project document flow in RFI, submittals, COR, minutes as the construction management team to coordinate between the design and construction team.
• Effectively communicate project expectations to team members in a timely and clear fashion.
• Liaise with project stakeholders on an ongoing basis.
• Prepare, negotiate and complete project subcontracts based on defining the project scope, term and conditions, and bidding out multiple contractors. Where litigation is required able to coordinate the process with the assistance from our legal advisors.
• Communicate and advise clients / stakeholders for legal matters pertaining to the construction project contracts, with the assistance from our legal advisors. Where litigation is required able to coordinate the process with the help from our legal advisors.
• Estimate the resources and participants needed to achieve project goals.
• Draft and submit budget proposals, and recommend subsequent budget changes where necessary.
• Where required, negotiate with other department managers for the acquisition of required personnel from within the company.
• Determine and assess need for additional staff and/or consultants and make the appropriate recruitments if necessary during project cycle.
• Set and continually manage project expectations with team members.
• Delegate tasks and responsibilities to appropriate personnel.
• Identify and resolve issues and conflicts within the project team.
• Identify and manage project dependencies and critical path.
• Plan, create and follow through project timelines and milestones using appropriate tools. Weekly / Monthly / Overall project / Procurement schedule
• Track project milestones and deliverables.
• Develop and deliver progress reports, proposals, requirements documentation, and presentations.
• Determine the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas.
• Proactively manage changes in project scope, identify potential crises, and devise contingency plans.
• Define project success criteria and disseminate them to involved parties throughout project life cycle.
• Coach, mentor, motivate and supervise project team members and contractors, and influence them to take positive action and accountability for their assigned work.
• Build, develop, and grow any business relationships vital to the success of the project.
• Creates and executes project work plans and revises as appropriate to meet changing needs and requirements.
• Cross check drawings, and point out critical items which relates to Safety, Quality, Cost, Delivery issue, and propose a possible better solution, and feedback to design team for coordination.
• Communicate and Control contractor Safety, Quality, Cost, Delivery issue.
• Identifies resources needed and assigns individual responsibilities.
• Managing day-to-day operational aspects of a project and scope.
• Reviews deliverables prepared by team before passing to client.
• Effectively applies our methodology and enforces project standards.
• Prepares for engagement reviews and quality assurance procedures.
• Minimizes our exposure and risk on project.
• Managing the quality and safety control for the project.
• Ensures project documents are complete, current, and stored appropriately.
Requirements
• Broad experience in all aspects of general construction
• In-depth knowledge of work processes and tools relative to general construction including safety
• Proficient computer skills and competency with MS Word, Excel and Outlook
• Strong understanding of scheduling techniques, terms and processes
• Ability to listen for understanding and to express own ideas/viewpoints in a manner that conveys understanding
• Ability to organize own activities and those of the project
• No personal restrictions that would prevent working long days (>10 hours) or weekends if required for the project
• 4-year college degree is preferred
• Must demonstrate proficiency in Microsoft Office suite including Excel, Word, and Outlook
• Strong interpersonal, excellent verbal and written communication skills
• Five to ten years procurement experience
• Ability to define strategic plans/concepts, as well as execute daily tasks
• Self-starter, possessing a high degree of self-motivation, bias for action
• Demonstrated problem solving and time management skills
