About the Role
Invoke Staffing is partnering with a confidential development and construction organization to hire a Construction Project Manager or Civil Engineer in Raleigh, NC. This role supports industrial, office, and mixed-use projects and oversees the full development lifecycle - from early feasibility and due diligence through design, preconstruction, construction, and closeout.
The position also supports acquisition due diligence, tenant improvements, and capital projects across an active Triangle-area portfolio. This is a high-impact opportunity for someone who enjoys owning outcomes, collaborating closely with internal stakeholders, and turning plans into reality.

Key Responsibilities
Lead Land Feasibility & Due Diligence
Partner with internal stakeholders to assess site viability and development strategyLead site due diligence efforts, including zoning, entitlements, utilities, wetlands, and geotechnical coordinationDefine permitting requirements, processes, and timelinesSupport early planning and building layoutsDevelop conceptual budgets for infrastructure, mass grading, and shell buildings
Own Preconstruction Planning
Select and manage architects, engineers, and contractorsPrepare scopes, specifications, and bid instructions as requiredSolicit and evaluate competitive bids based on project complexityAnalyze pricing, schedules, scope, and risk; recommend the best execution approachCollaborate with design teams to maintain budget and regulatory alignmentLead value-engineering initiatives when necessarySupport contractor selection, review plans and specifications, and execute contracts
Drive Construction Execution
Review schedules and confirm vendor scope, sequencing, and timingCoordinate with utility providers to confirm service availability and timelinesBuild and maintain project financial tracking toolsLead weekly project meetings and drive timely decision-makingProactively resolve issues to maintain schedule, budget, and qualityManage change orders with contractors and stakeholdersTrack budgets and communicate clear updates to internal teamsVerify construction aligns with contract documents and project intentMaintain safe, organized, and protected job sites

Qualifications
Bachelor's degree in Civil Engineering or Construction Management (required)5+ years of experience with a developer/owner, civil engineering firm, or general contractorExperience managing industrial, office, or mixed-use projects
Physical Requirements
Ability to stand, walk, bend, and sit for extended periodsAbility to lift and carry items occasionallyAbility to travel to project sites, walk uneven terrain, and work in active construction environments with occasional exposure to dust or fumes
