The Senior Quantity Surveyor is responsible for the full commercial management of projects. Working closely with the Contracts Manager, Project Manager and the wider construction team, the role ensures that projects are delivered successfully, risks are managed and commercial returns are maximised. The Senior Quantity Surveyor takes ownership of commercial and contractual issues while supporting the development of junior staff and contributing to the overall performance of the business.

Responsibilities Commercial Leadership
Take ownership of the commercial strategy for the project and adapt it in consultation with the Managing Quantity Surveyor
Represent the company in commercial and contractual matters, ensuring entitlements are maintained and protected
Lead procurement activities including preparation of tenders, subcontract selection, order placement and management through to final account
Prepare and present financial forecasts, cash flow projections, reconciliations and valuations
Manage and agree variations with accurate supporting records
Produce and agree final accounts in a timely manner
Ensure commercial compliance across contracts including traditional, design and build, and projects above €5m to €15m
Risk and Opportunity Management
Maintain and update project risk and opportunity registers
Monitor for changes, implement mitigation measures and manage opportunities to enhance project outcomes
Manage claims and disputes, including preparation of records, formulation of arguments and representation to stakeholders
Team Leadership and Development
Manage, mentor and oversee junior commercial staff including Quantity Surveyors and Assistant Quantity Surveyors
Provide training, guidance and supervision on measurement, reporting and commercial procedures
Support performance reviews and development planning in line with company standards
Promote collaboration and knowledge sharing within the team
Programme and Reporting
Ensure accurate commercial reporting in line with company valuation policy
Maintain independent review and oversight of cost value reconciliations
Support pre‑construction teams with commercial input during tenders and two‑stage procurement processes
Provide regular reporting to senior management on commercial performance, risks and opportunities
Contractual Management
Interpret and apply contract law to ensure compliance and protect the company’s position
Provide detailed advice on contract conditions, including NEC and JCT forms
Draft contractual correspondence and sensitive reports for issue to clients and stakeholders
Lead procurement, negotiation and management of complex subcontract agreements
Advise on and manage bonds, warranties, guarantees, insurances and letters of intent
Stakeholder Engagement
Liaise with clients, consultants, subcontractors and project partners on commercial matters
Support negotiations to secure commercially acceptable outcomes
Build and maintain professional relationships to support long‑term business growth
Experience
Experience with design and build contracts, complex multi‑disciplinary projects and high‑value contracts
Strong commercial awareness and ability to innovate in cost management
Ability to influence, challenge and commercially support wider project teams
Knowledge of industry trends and CPD participation in commercial and legal updates
Qualifications Essential
Degree in Quantity Surveying or a related discipline
Training in commercial management, dispute resolution and contract law
Training in leadership, delegation, presentation and communication skills
Training in behavioural‑based safety and risk management
Desirable
Chartered membership of RICS, CIOB or equivalent professional body
CPD in legislation, industry trends and advanced commercial management practices
