Occupancy Inspector Job Description

We are currently seeking dedicated and detail-oriented Occupancy Inspectors in your local area to conduct property inspections on behalf of mortgage companies. This is an independent contractor position that involves driving to various residential and commercial properties to assess and report on their general condition and occupancy status.

Primary Responsibilities

• Property Assessment: Drive to assigned properties daily following an optimized route.

• Occupancy Determination: Visually determine and accurately report the occupancy status of each property (e.g., occupied, vacant, under renovation).

• Photography: Obtain multiple, high-quality, and specific photographs of the property exterior, as required by the assignment type.

• Damage Notation: Visually inspect the property's exterior and note any evident damages, hazards, or maintenance issues.

• Data Submission: Accurately submit all required information, photos, and form results in real-time using a provided mobile application.

• Efficiency: Complete most exterior property inspections quickly and efficiently, typically within 1-5 minutes per property.

Types of Inspections

The work primarily involves exterior inspections, but may include various assignment types:

• Draw Inspections (Construction Progress)

• Loss Drafts (Repair/Restoration Verification)

• Insurance Inspections

• Exterior Condition Inspections (General Condition and Occupancy)

Required Qualifications and Equipment

• Experience: Training is provided but preference for candidates with prior experience in property inspection, field services, or related work.

• Transportation: Must possess reliable personal transportation capable of high-volume local travel.

• Licensure: Valid driver's license and proof of auto insurance.

• Driving Ability: Ability to drive for extended periods of time daily to cover assigned routes.

• Technology:

  • Must own a smartphone (iOS or Android) capable of running a proprietary mobile inspection application and submitting data/photos instantly.

  • GPS with reliable routing capabilities.

  • Access to a computer with a stable internet connection and a printer (for printing route sheets and necessary documents).

• Professionalism: Excellent time management, organizational skills, and a high degree of self-discipline to meet deadlines.

• Background Check: Must be able to successfully pass a criminal background check.
