The Associate, Valuations & Portfolio Analytics will play a critical role in managing Core Spaces' valuation processes, portfolio reporting, and investment analytics. This individual will work cross-functionally with Asset Management, Fund Accounting, Investments, external valuation firms, and auditors to ensure high-quality valuations, accurate reporting, and data-driven insights for executive leadership.
What You Will Do
Coordinate with Altus and third-party valuation firms to manage the end-to-end external appraisal process. Provide first-level review of third-party valuations to ensure adherence to Core valuation policy and standard real estate valuation practices. Collaborate with the Asset Management team to review operational and capital markets assumptions and incorporate feedback into valuation drafts. Develop valuation summaries and internal reporting packages for executive-level reviews and approvals. Serve as a primary point of contact for auditors by preparing valuation deliverables and responding to audit inquiries related to fund and corporate audits. Prepare recurring fund-level and portfolio reports, including performance metrics such as IRR, MOIC, and key investment indicators. Maintain and update investment projection models, linking historical performance with forward-looking cash flow forecasts at both asset and fund levels. Analyze large datasets and develop streamlined reporting tools to support leadership decision-making. Perform ad-hoc valuation, performance, and financial analyses as requested. Ideally, You'll Have
Bachelor's degree in Finance, Real Estate, Accounting, or related field. 4-6 years of experience in real estate valuations, portfolio analytics, or investment analysis. Proficiency in Argus Enterprise and advanced Excel modeling skills. Experience with real estate return metrics (IRR, MOIC) and promote/waterfall structures. Familiarity with cash flow forecasting and fund-level performance reporting. Experience working with large datasets and creating efficient reporting outputs. Strong communication and interpersonal skills, with the ability to manage third-party relationships and collaborate across internal teams. Excellent time-management skills and ability to manage multiple priorities in a fast-paced environment. You'll crush it if you have experience with
Excel, Argus, Yardi, and financial reporting tools. Working at a real estate asset management firm and/or at a real estate developer. Real estate valuations & performance reporting in the multifamily or student housing space.

Pay Range
USD $95,000.00 - USD $110,000.00 /Yr. Compensation Disclosure
The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.
This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements.
All compensation components are subject to change based on business needs or market conditions.
