CentreCourt is seeking a Project Manager to join the project team at Pickering City Centre, a mixed-use development in Pickering’s downtown core. Pickering City Centre is a 55-acre, mixed-use, master-planned community that will ultimately deliver 6,000+ units, a revitalized retail destination anchored by The Shops at Pickering City Centre, along with new public spaces and enhanced pedestrian connectivity. This landmark project marks a defining chapter in CentreCourt’s growing portfolio and offers a rare opportunity to gain hands-on experience on a complex, large-scale urban development. The Project Manager will work closely with internal teams, consultants, contractors, municipal authorities, and senior leadership to successfully deliver a complex, large-scale high-rise residential project within the broader Pickering City Centre master plan. This role is ideally suited to a construction professional who thrives in a fast-paced, entrepreneurial environment and brings strong technical expertise, leadership capability, and a proactive, solutions-oriented mindset.
Key Responsibilities:
Project Planning & Execution
- Provide leadership and guidance to project staff while assisting in managing day-to-day site and project operations.
- Develop, implement, and manage comprehensive construction project plans, schedules, and budgets to ensure projects are completed on time and within budget.
- Assist in developing detailed project schedules with key milestones and continuously monitor trade progress against baseline schedules.
- Ensure project schedules are accurate, maintained, and submitted on time.
- Manage all aspects of pre-construction, including preparing tenders and writing detailed scopes of work specific to plans and specifications.
- Analyze bids, prepare bid recaps, and participate in the awarding of contracts.
- Assist in the development of construction management plans, including organizing utility disconnects and securing site offices.
- Identify and manage long-lead items to ensure timely procurement and delivery.
Consultant & Stakeholder Management
- Manage architects, engineers, and consultants to ensure completeness, coordination, and constructability of design documents.
- Act as a liaison between construction sites and various CentreCourt office teams, ensuring alignment and timely information flow.
- Coordinate all City inspections, approvals, and occupancy requirements
Financial Management & Reporting
- Prepare monthly project progress and status reports, including updated budgets, accurate cost-to-complete forecasts, and schedule comparisons to baseline.
- Review and co-approve progress draws and general invoices.
- Investigate, analyze, and document all extras and credits to contract; maintain extra/credit logs and prepare Change Orders for execution and approval.
- Identify and report material cost, schedule, or scope issues in a timely manner.
Construction Oversight & Quality Control
- Conduct periodic on-site inspections to ensure construction activities meet CentreCourt standards, approved drawings, and schedules.
- Provide recommendations for corrective actions or process improvements when required.
- Ensure all activities are completed on schedule, including obtaining IFC drawings, building permits, and confirming availability of all required services (hydro, gas, water, telecommunications).
Occupancy, Deficiencies & Close-Out
- Ensure suite construction inspection and deficiency rectification programs are implemented and completed prior to PDI.
- Assist with managing the condominium common element process and Performance Audits, ensuring deficiencies are corrected within required timelines.
- Coordinate and manage all City occupancy milestones through to final completion.
Health & Safety
- Assist the Site Superintendent in implementing, managing, and enforcing health and safety programs in accordance with legislative and CentreCourt requirements.
Candidate Qualifications:
- University or college degree in Engineering, Architecture, Construction Management, or a related field.
- Approximately 6+ years of experience in high-rise residential construction and development.
- Proven experience completing 2-3 high-rise residential projects from pre-construction through occupancy.
- Strong working knowledge of construction methodologies, scheduling, budgeting, and contract administration.
- Proficiency in Microsoft Office, Microsoft Project, Excel, and Procore.
- Demonstrated ability to analyze site plans, building drawings, suite layouts, and technical documentation.
- Strong organizational, analytical, and problem-solving skills with exceptional attention to detail.
- Ability to perform effectively under pressure and manage multiple priorities simultaneously.
- Excellent verbal and written communication skills, with the ability to lead diverse teams and interface with senior stakeholders.
