Project Manager

Summary of Responsibilities

Overview: A project manager at FSG oversees the complete development of a project. Typically, a project manager is involved from the early stages of development until the project is completed. Depending on the project, travel to the jobsite may be required or the project superintendent will be our representative on the job site. A PM manages the total construction effort to ensure the project is constructed in accordance with design, budget, and schedule. He may supervise and coordinate various sub-contractors to ensure the contracts are complied with and will supervise and coordinate FSG superintendents and glaziers.

O Overall Knowledge and Ability:

  • Understand the best practices of job set-up and management, understand the timeliness of decision making.
  • Understand the big picture behind schedule and inter-relationship of specific scheduled activities.
  • Understand architectural drawings, engineering documentation, shop drawings, and safety processes.
  • Understand major forms of risk that FSG faces and must manage. Know the role of documentation, FSG processes, contract clauses, and insurance in relation to managing risks.
  • Ability to take on new products and systems and know our capabilities.
  • Ability to engage in or lead key FSG processes.

  1. Essential Duties and Responsibilities Post-Sale Design Development:
    • Demonstrate the ability to coordinate on behalf of FSG in the post-sale design development process, keeping the architect and contractor satisfied while at the same time enhancing the profitability of the project and decreasing/controlling risk.

  1. Contract management:
    • With assistance of other FSG office staff demonstrate the ability to analyze all contract documents and propose additions and deletions to contract documents in order to manage risk and make job more profitable and easier to manage.

  1. Set-up:
    • Demonstrate a systematic commitment to all job set-up practices, foster close collaboration and communication between all team members.
    • Play an effective role in project development and revision.
    • Determine necessary roles and responsibilities for a successful job, assess the assets of team members, make clear assignments of responsibility and consistently follow up.
    • Engage in the comprehensive analysis and separation of project into all required sub-sections.

  1. Mock-ups:
    • Design, develop and requisition mock-ups as project demands.

  1. Shop Drawing / Submittal Process:
    • Review project specific requirements outlined in the specifications. • Create Shop Drawings from Estimating Software based on plan design, interpretation and bid package.

• Creates Submittal Package from existing vendor files and compiled data.
• Value engineers based on factors affecting timing, cost, quality, erectability, and ease of assembly, fabrication and installation.

  1. Buy-out and Vendor Management:
    • Satisfactorily handle the complete ordering process from vendors, including the responsibilities of assembling RFP's, checking for fabrication compatibilities, completing purchase orders, and overseeing all the vendor shop drawing process.
    • Monitor the progress of vendors throughout the process.
  2. Scheduling:
    • Demonstrate an ability with oversight to create FSG baseline schedule in coordination of GC’s commitments.
    • Demonstrate the ability to manage schedule and the update process, ensuring all required documentation happens and that the schedule is used as a management tool.
  • Field Coordination:
    • Assume responsibility for material management to assure that materials are delivered to the site in a timely fashion, in the manner that the field staff requires, and of the quality that complies with the project-specific quality control program.
    • Assume responsibility for accurately maintaining field labor tracking processes
    • Document any Change Orders or Back-Charges:

• Optimize opportunities and exhibit good salesmanship to close out change orders. Give constructive information versus a combative tone.
• Set up and oversea maintenance of field labor tracking.
• Ensure a material management process particular to project needs and is follow up so that materials are delivered to the site in a timely fashion, in a manner the field staff requires, and of a quality that complies with the project-specific quality control program.
• Ensure accurate field, shop, and vendor documentation throughout the project.

  1. Project Close Out:
    • Demonstrate a capability to oversee a timely and fair punchlist completion. Resolve all "routine" change orders and deliver all close out documents in a timely manner. This will leave customers with a positive view of FSG.
  2. Management and People Skills:
    • Delegate and monitor work and provides constructive feedback.
    • Take active role in the development and mentoring of team members and provide timely and effective performance management or feedback where required or necessary. Review people working under you.
    • Demonstrate an ability to attend important meetings and communicate clearly with the GCs and architects, including selecting FSG personnel to bring along in support, and appropriately planning and rehearsing for said meeting.
    • Possess confidence and an ability to execute without significant oversight, but have an equal willingness and sense to seek input from supervisors, peers, and company experts when needed.
    • Demonstrate an ability to make timely decisions and navigate obstacles.
    • Demonstrate an ability to build and manage cohesive and effective team, with understanding of strengths and weaknesses of team members and can use strengths of individuals and group to support the weaknesses. Make collaboration and communication among and with team members consistent.
    • Build strong relationships with customers and key vendors by earning their respect, while at the same time treating them as customers/partners and protecting FSG's interests.
    • Participate in safety meetings and training. Be knowledgeable of Osha procedures.

Personal Characteristics:
• Possess all personal characteristics required for a PM.
• In dealings with GCs, architects, and vendors, be perceived as a leader who is trust-worthy, a skilled problem-solver, technically competent, a capable negotiator, and takes responsibility for his/her own actions.
• Show yourself to be an effective leader and let yourself be recognized as such by team members and peers.
• Demonstrate financial savvy and ability to appreciate the big picture and the risk/reward balance of a situation.
• Show enthusiasm and be internally motivated.
