Job Description
Position Summary
KIRCO / KIRCO MANIX is seeking an experienced Construction Project Manager to plan, direct, and coordinate commercial construction projects from pre-construction through closeout. This role is responsible for managing schedules, budgets, subcontractors, and client communication while ensuring projects are delivered in accordance with contract documents, company standards, and the highest levels of quality and professionalism.
The ideal candidate is a strong leader and collaborator with deep construction knowledge, excellent communication skills, and a solutions-oriented mindset.
Key Responsibilities
- Develop and maintain detailed project schedules in collaboration with the Superintendent and Department Head; communicate updates clearly to all stakeholders
- Serve as the primary point of contact for formal written communication with clients, subcontractors, designers, and consultants
- Support preparation of project estimates and budgets; maintain accurate cost forecasts and coordinate with Accounting on billing, reporting, and cash flow
- Lead project review and coordination meetings to ensure alignment across internal teams and external partners
- Manage subcontractor bidding, negotiations, and contract awards with consideration for pricing, capability, schedule, and company standards
- Prepare, issue, and execute contracts, change orders, and related documentation accurately and in a timely manner
- Monitor subcontractor performance, review and approve invoices, and ensure financial performance remains on track
- Facilitate project coordination meetings and maintain organized project documentation and reporting within Procore
- Maintain required safety certifications and support jobsite safety initiatives
- Provide consistent leadership, direction, and progress updates to project teams from project initiation through closeout
Qualifications
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field
- Several years of experience managing commercial construction projects
- Strong knowledge of site development, commercial office, light industrial, and retail construction
- Experience with MEP design-build commercial construction
- Proficiency with project scheduling software and general business applications
- Demonstrated ability to read and manage construction plans, specifications, and contract documents
- Ability to create a collaborative, non-adversarial environment for problem solving
- Proven internal and external customer service excellence
- Excellent leadership, organizational, and communication skills

Physical Requirements
- Occasional walking of construction sites, which may include large areas
- Occasional stooping, kneeling, crouching, crawling, climbing, or balancing
- Ability to sit for extended periods as needed
- Regularly lift up to 10 pounds; frequently lift up to 50 pounds; occasionally lift more than 100 pounds
