You will be responsible for the entire lifecycle of our long-term annual rentals—from "finding the deal" to "handling the eviction"—all while using a cutting-edge AI and automation stack.
Key Responsibilities:
Business Development & Lead Gen: Actively prospect and find new property owners/leads to bring under our management.
End-to-End Leasing:
Maintenance & Evictions: Coordinate field contractors, negotiate prices, and manage the legal eviction process end-to-end (e.g., coordinating with firms like Kelley, Grant, & Tanis).
Collections: Ensure rent is paid on time and handle all overdue follow-ups.
Technical & AI Requirements (Strict): Lead the full tenant acquisition lifecycle with a focus on speed and quality. This includes crafting AI-optimized property listings, managing multi-channel distribution, and conducting rigorous tenant screening. You will be responsible for "selling" the property to prospects, managing the digital application funnel, executing lease agreements, and ensuring a seamless, automated move-in experience that minimizes vacancy days.
AI-Native: Advanced-level prompting across Gemini, ChatGPT, and Claude. You must use these tools to draft high-stakes communications, analyze legal documents, and optimize workflows.
Tech-Savvy: Total proficiency in Google Workspace and property software like TenantCloud.
Automation (Preferred): Experience building workflow automations in n8n or Zapier and building custom AI agents to streamline property management tasks.
Absolute Requirements:
Proven track record in property management of Long-Term Annual Rentals (not STR).
Experience in property management lead generation and prospecting.
Contract duration of more than 6 months. with 40 hours per week.
