We are looking for an experienced individual with extensive handyman skills who has a passion for "fixing things right the first time". Working approximately 20 hours per week, the Maintenance Technician will be responsible for providing maintenance services at our 4 facilities in Calgary. Most time will be focused on our 2 residential homes ensuring both the interior and exteriors are well maintained and provide a safe and secure atmosphere where all residents feel at home. Other responsibilities include supporting suite turnovers in our 2 multi-unit buildings, "on-call" coverage should a maintenance emergency occur , and back-up coverage for the Maintenance Technician at our Okotoks facility. The successful contractor must provide their own tools, and have reliable transportation to be able to travel in and around Calgary and surrounding area.
Key ResponsibilitiesDay to day maintenance of McMan's two residential facilities (Manhattan and Wellington)
- Regular repairs – patching walls, painting, fixing anything that is broken, changing lights, replacing doors, etc.
- Fix leaking faucets and pipes, unclog drains and toilets, minor electrical work (ie. light switches, outlets, etc.)
- Repair or replace refrigerators, stoves, microwaves, maintain washers and dryers, coordinate vendor repairs when needed
- Change air filters, clean ducts and vents
- Snow removal and lawn maintenance
- Gutter cleaning
- Scheduling and completing monthly drills
- Perform routine inspections of the property (interior and exterior)
Support with move out repairs (turn overs) at James House and Hope Heights
- Prioritizing time at the end/beginning of each month to support with repairing any unit damages
Other key responsibilities
- Coordinating quotations for any required building maintenance that cannot be completed by the contractor
- Schedule and be available to meet contractors on site during any inspections, or when completing work
- Arrange annual fire inspections, and additional follow up inspections, if needed
- Respond to after hour emergencies for the organization in the event of any emergency situations – i.e., there is a leak, plugged toilet, etc.
- Prepare rooms in all facilities for new residents / tenants – purchase furniture when needed, assemble furniture, complete repairs
- Maintain daily/weekly/monthly maintenance logs and appropriate accompanying documentation
- Other maintenance duties that may not be outlined here but become important to the integrity of the facilities
Ideal Candidate
- Knowledge of generally accepted building and maintenance practices
- General knowledge of janitorial and grounds maintenance procedures
- Demonstrated solid handyman skills including a working knowledge of plumbing, painting, carpentry, electrical and other related tasks
- Capable of working autonomously and with minimal supervision within defined parameters
- Must be flexible with scheduling maintenance tasks to accommodate the needs of the different programs (i.e., completing maintenance activities when the residents are at school)
- Excellent time management and organizational skills to manage a varying schedule at the different properties
- Be onsite at all locations regularly to know what is needed
- Implement a plan to complete the required work in a timely and efficient manner
- Able to collaborate with other contractors for projects outside of the scope of this role managing the quotation process and oversight of the contractor's work confirming satisfactory completion
- Staying within a provided budged, able to source and purchase materials and other items as required
- Physically able to lift up to 50lbs, to climb ladders, or crawl into small spaces
- Must have a reliable vehicle, a valid driver's license, appropriate level of insurance, provide proof of WCB coverage, and be bondable
- Must have their own tools applicable to the work they will be performing
