Role Description:
Reporting to the Operations Supervisor, the Building Operator, Level 3 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 3 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Responsibilities:
- For the duration of each shift, the Building Operator, Level 3 will work at a desk console from within the on-site Building Control Centre, monitoring and operating various BAS workstations. This position does not currently involve any work with tools or work on physical equipment of any kind, and is limited exclusively to BAS workstation operation and other desk duties as required, serving a single commercial office complex of large size and scale;
- Work a fixed rotating shift schedule to include day, evening, and overnight shifts. The Building Control Centre is staffed by a team of Building Operators, with an Operator on duty at all times, 365 days per year.
- Monitoring and operation of, including, but not limited to, the following BAS platforms: Distech (Niagara 4), TAC, Robert Shaw Facility Integrator, Trane Tracer Summit, Encelium Polaris, KODE Labs (IBMP), Otis EMS Panorama, Siemens Firefinder / Desigo CC;
- Frequent phone and email communication with staff and contractors regarding BAS, mechanical, electrical, elevator, plumbing, lighting, fire, life safety, and other building systems that requires excellent oral and written communication skills paired with sound logic and reasoning;
- Answering phone calls, emails, and work orders from staff and contractors to complete service requests and provide information in relation to the various building systems;
- Monitoring consumption data on various platforms with the goal of identifying opportunities to improve efficiency and to ensure responsible operation of systems and equipment;
- Providing assistance from within the Building Control Centre, by way of its various BAS systems, to assist and oversee building maintenance staff and contractors who will conduct preventative maintenance, new installations, and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
- Assisting with environmental assessments and reporting;
- Participating in corporate occupational health and safety program;
- Assisting with waste, recycling and hazardous materials issues;
- Responding to tenant service requests;
- Assisting with insurance and risk management inspections, remedial actions and reporting;
- Remaining current and up to date with new industry practices, legislative changes and new technologies;
- Complete other assigned duties as required.
Experience and Qualifications:
A working knowledge of computer hardware and software, BAS operation, mechanical and electrical equipment, and network communication
Strong oral and written communication skills, sound logic and reasoning
Building Environmental Systems, 4th Class Power Engineer (or equivalent) or working towards
A minimum of 3 years direct work experience in commercial high rise building operations;
Intermediate level skills in Microsoft Office.

Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.
Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
The expected annualized base salary range for this role is $60,000 - $67,975.
