Overview
I'm looking for a strong graphic designer to turn my ready-to-go written copy into a polished, on-brand PDF/e-book "playbook" for my company (LeadSurge AI). The content is for the U.S. real estate investor/wholesaler niche, so experience designing business/marketing playbooks, guides, lead magnets, or short ebooks is a big plus.
I have the full text/copy already written (will be attached in the job). Your job is to make it look premium, easy to skim, and visually engaging using my brand colors + relevant graphics.

What I Need (Deliverables)
- A professionally designed playbook/e-book (PDF) using my provided copy
- Consistent branding: colors, typography, spacing, headers, callouts, and icons
- Relevant graphics/visuals (simple illustrations, icons, light diagrams, section dividers, etc.) that match the REI/marketing context
- A strong cover + clean inner page templates (so future versions are easy to update)
- Final export: print-ready and web-friendly PDF
- Source file included (Canva file or editable source from your preferred tool)
Project Expectations
- You'll receive: full copy/text + any existing logos/brand assets I have
- You handle: layout, typography, visual hierarchy, graphic elements, and overall polish
- Revision process: 2 rounds of revisions included (more if needed at an agreed rate)
- Communication: quick async updates (Upwork messages), and a short kickoff call if needed
Ideal Designer
- Proven experience designing playbooks, guides, ebooks, pitch decks, or lead magnets
- Strong typography + layout skills (not just "pretty," but readable and structured)
- Comfortable with Canva and/or Adobe (InDesign/Illustrator) and delivering editable files
- Can create simple infographics/diagrams (process flows, frameworks, checklists)
- Detail-oriented (alignment, spacing, consistent styling, clean finishing)

Budget / Scope
