- Takes ownership of an entire larger estimate and is accountable for that specific work scope.
- Solicits competitive pricing from trade contractors and suppliers for pursuit support.
- Supports updating and maintenance of trade contractor database information.
- Assists in developing CAD drawings, work plans, crane pick plans, etc.
- Attends preliminary site visits with more senior staff for mentoring.
- Uses contract terms to identify risks/opportunities associated with contract/project documents.
- Applies base labor productivities and all applicable factors to the quantities.
- Extends labor costs from productivities.
- Generates RFIs for review with Manager after reviewing specifications and drawings.
- Completes material quantities and construction equipment list for Manager
- Recognizes self-perform vs trade work in scope analysis.
- Understands proposal requirements and anticipates what the Manager needs for the proposal (e.g., format, level of detail).
- Completes final cost estimate, adding all labor, equipment, material data, pricing documentation, overhead, and profit margins, and produces a final tender submission for review and approval.
- Recognizes risks related to project-specific requirements, site, schedule, and market conditions/ constraints.
- Develops and maintains strong customer focused relationships with all stakeholders, specifically trade contractors for best price.
- Estimating
- Demonstrates a deep understanding of how estimates directly influence construction operations, project feasibility, and financial planning.
- Advanced understanding of divisional and elemental estimates
- Advanced skills in preparing accurate and comprehensive cost estimates, including detailed takeoffs, labor and material costs, and overhead expenses.
- Provide accurate breakdown of indirect costs and direct costs based on the project requirements
- Able to independently build different class levels of estimates based on the stage of the drawings (Class D through Class A)
- Skillfully develop detailed project timelines and resource allocation plans, ensuring efficiency and goal alignment.
- Identify potential project risks early and devise effective mitigation strategies to minimize impact.
- Allocate and manage resources judiciously, maximizing productivity and minimizing waste.
- Generate detailed and timely reports to provide clear project insights and progress updates.
- Able to understand and track each line item in their scope of work with limited support from Project Manager. Understands how scope of work is translated to work on active sites.
- Coordinates change orders, assessing their impact on project scope, schedule, and cost, and effectively communicating changes to the project team.
- Strong understanding of the design development from conceptual design to detailed design.
- Takes initiative in coordinating with architects, engineers, and design consultants to ensure the integration of design elements into the preconstruction phase.
- Possesses a solid understanding of the Ontario Building Code, ensuring all construction activities adhere to regional standards and legal requirements.
- Ensures that breakdown of estimates align with the Ontario Building Code divisional breakdown.
- Stays consistently updated with any changes or amendments to the Ontario Building Code, guaranteeing projects are always aligned with the latest regulations and best practices.
- Exhibits a thorough understanding of the different types of CCDC contracts
- Able to successfully interpret and apply the terms of each CCDC contract for all ongoing procurement processes and active projects
- Capable of simplifying complex contract terms and language, ensuring team members and stakeholders have a comprehensive understanding of contractual obligations and rights.
- Applies contract law and general knowledge of ethical conduct when making decisions and in negotiations.
- Able to identify all of the risks associated with contract revisions.
- Understands current economic environment and understands levers that drive successful construction procurement outcomes
- Demonstrates an advanced understanding of the construction industry, with a keen ability to conduct comprehensive analyses of competitors.
- Proficiency in gathering and analyzing market data and trends to provide actionable insights.
- Ability to perform financial analysis, such as cash flow projections, cost-benefit analysis, and return on investment calculations, to support decision-making during preconstruction.

- Strong understanding of breakdown of Division 1 costs, the factors that influence Division 1 costs, how Division 1 costs are allocated to the project, able to seek opportunities to optimize Division 1 costs.

- Possesses strong capabilities in soliciting detailed and competitive quotations from subcontractors and suppliers. Utilizes excellent communication and negotiation skills to ensure clear understanding of project requirements and to receive comprehensive, accurate bids.
- Skilled in critically analyzing and comparing quotations from various subcontractors and suppliers. Capable of assessing each quote for completeness, competitiveness, and compliance with project specifications, ensuring the best value and quality for the project.
- Has a thorough understanding of the award process, from initial selection to contract signing and execution.
- Able to successfully negotiate terms of the contract to minimize risk that will impact contract at execution stage
- Capable of articulately and accurately writing scopes of work for contracts. This involves a clear understanding of project requirements, the ability to communicate expectations and deliverables effectively, and ensuring that all necessary details are included to avoid ambiguities and ensure clarity for all involved parties.

- Demonstrates the ability to efficiently initiate and set up Microsoft Project files, ensuring the groundwork is set for detailed project tracking.

- Able to accurately read all construction drawings from all disciplines (MEP, Structural, Architectural, Civil)
