The Mechanical Manager provides strategic leadership and technical oversight for the mechanical and electrical infrastructure across a multi-site residential portfolio. This role is responsible for the lifecycle management of central hydronic systems, in-suite HVAC, Plumbing and Electrical systems, ensuring peak operational efficiency, regulatory compliance, and a high standard of resident comfort. A primary focus of this position is the leadership and mentorship of a regional team of ticketed tradespeople and apprentices, driving a culture of technical excellence and safety across several jurisdictions.

Your contributions to the team include:

  • Oversee the operation and performance of high-capacity hot-water boilers, pumps, and heat exchangers to ensure maximum energy efficiency and system uptime.

  • Provide technical direction for HVAC, Plumbing, and Electrical systems, ensuring all repairs and upgrades align with building-wide infrastructure goals.
  • Develop and audit comprehensive preventive maintenance (PM) programs for hydronic loops, in-suite PTAC systems, and electrical distribution, transitioning from reactive repairs to predictive maintenance.
  • Manage water treatment programs, burner tuning, and glycol integrity to protect building assets and reduce utility consumption.
  • Implement and enforce logging and tagging standards across all sites to ensure audit readiness and historical tracking.
  • Skilled Trades Leadership: Directly manage and lead a regional team of ticketed tradespeople (Plumbers, HVAC Technicians, Gasfitters, Electricians) and apprentices.

  • Oversee the development of apprentices, ensuring they receive the necessary technical training, hours tracking, and mentorship required for certification.

  • Define detailed Scopes of Work (SOW) for specialized trades (controls, water treatment, refrigeration) and conduct post-completion audits to ensure value and quality.
  • Leverage the CMMS (Yardi/Equivalent) to streamline work-order dispatching, inventory control, and performance reporting across the region.
  • Act as the primary authority for ensuring all mechanical and electrical work meets provincial codes (TSSA, TSASK, MB ITS) and life-safety requirements.

  • Lead the implementation of safe-work procedures, including Lockout/Tagout (LOTO), confined space entry, and hot-work permitting for both internal staff and contractors.
  • Coordinate and verify all required provincial inspections, pressure vessel certifications, and safety device testing.
  • Develop and manage annual operating budgets for mechanical/electrical repairs, service contracts, and utilities.

  • Analyze equipment performance data to recommend multi-year capital replacement projects and infrastructure upgrades.
  • Maintain a working knowledge of changes in technology, compliance, and repair techniques

What you need to be successful:

  • Valid Journeyperson status in Plumbing, HVAC/R, complemented by a Gasfitter A or B license where applicable (Red Seal preferred).
  • 5+ years of building/property maintenance experience with a focus on high-output hydronic/boiler systems and building automation.
  • Leadership: 3–5 years in a management role specifically overseeing ticketed journey people and managing apprentice progression.
  • Troubleshooting skills in commercial burners, pumps, PTAC refrigeration circuits, and electrical control systems.
  • Valid driver's license and the ability to manage a regional travel schedule and after-hours emergency escalations.
  • Empowering technicians and apprentices through coaching while maintaining high accountability for safety and workmanship.
  • Focuses on root-cause analysis and long-term system health rather than "quick fixes."
  • Ability to manage competing priorities across different provincial regulations and physical locations.
