The Relocation Coordinator is responsible for managing and facilitating resident relocations in compliance with the Uniform Relocation Act (URA), HUD guidelines, tax credits, Section 104 D, and any state relocation requirements. This role serves as the primary point of contact for residents, providing guidance, support, and communication throughout the relocation process. The coordinator works closely with internal teams - including Property Management, Compliance, Development, Maintenance, and Resident Services - to prepare and issue relocation notices, coordinate moving assistance, and ensure all relocations are documented accurately and conducted smoothly. Working hours may vary, but the customary schedule is Monday – Friday from 8:00 am to 5:00 pm, with a one-hour lunch break. Frequent daily travel is required, as well as occasional evening and weekend hours. Overnight travel is also required. This position operates in a hybrid work environment, with a combination of on-site and remote work, subject to supervisor approval.

Essential Duties & Responsibilities

  • Complete the required Uniform Relocation Act (URA) and relocation compliance training.
  • Serve as the primary point of contact for residents throughout the relocation process, addressing inquiries with professionalism, empathy, and clear communication.
  • Coordinate with internal teams to prepare, issue, and document all required relocation notices in compliance with URA, HUD, and state guidelines.
  • Conduct in-person resident visits, meetings, and one-on-one interviews to assess readiness, determine eligibility for relocation assistance or reasonable accommodations, and address concerns.
  • Ensure residents understand their URA rights, benefits, and appeal procedures.
  • Coordinate packing assistance, moving support, and approved moving vendors in accordance with relocation plans.
  • Be on site during scheduled move days to support residents and troubleshoot issues as they arise.
  • Maintain complete, accurate, and compliant relocation and resident files, including required documentation and contact logs.
  • Coordinate resident move-ins and move-outs, ensuring timely and accurate completion of paperwork.
  • Utilize Yardi or similar property management software to manage resident data and reporting.
  • Assist with housing compliance activities, including approvals, recertifications, and income verification.
  • Identify potential compliance risks or resident hardships and escalate issues as appropriate.
  • Balance customer service with policy enforcement while meeting deadlines and maintaining organized records.
  • Work independently while collaborating effectively with property management, compliance, and development teams.
  • Support property management and compliance functions during non-relocation periods or as workload allows.

Knowledge, Skills, and Abilities

  • Knowledge of URA, HUD relocation requirements, tax credits, and affordable housing compliance, or the ability to obtain required training.
  • Understanding of resident eligibility, relocation assistance, and documentation standards.
  • Strong customer service and interpersonal skills with the ability to communicate clearly, professionally, and empathetically.
  • Ability to explain policies, rights, and procedures to residents in a clear and respectful manner.
  • Strong organizational and time-management skills with attention to detail and deadlines.
  • Proficiency in Yardi or similar property management software for resident data and reporting.
  • Ability to coordinate logistics involving internal teams, residents, and third-party vendors.
  • Problem-solving skills to identify resident concerns, compliance risks, or operational issues and escalate as needed.
  • Ability to balance empathy with policy enforcement while maintaining professionalism.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Ability to maintain confidentiality and handle sensitive information appropriately.
  • Flexibility to adapt to changing workloads, priorities, and non-relocation duties.

Education and/or Experience

  • Minimum high school diploma or equivalent; degree in Housing Management, Human Services, or related field preferred.
  • Minimum of 2 years of previous experience in property management or a related customer service field; experience in affordable housing preferred.
  • Prior experience with URA, HUD guidelines, or affordable housing programs is a plus.
