This type of work involves the performance of semi-skilled and skilled, diversified duties in connection with minor repairs to and maintenance of buildings and grounds and in carrying out a full set of maintenance duties under supervision of a maintenance supervisor. May be required to work in and under hazardous and adverse conditions such as sleet, snow, heat, cold, dust and dirt.
The incumbent carries out work assignments after being provided with a work schedule, determining his/her work methods and techniques for accomplishing. Supervisor spot checks work while in progress and upon completion for acceptability.
The incumbent generally works independently under the direction of a maintenance supervisor. He/she must have knowledge of and skill in using a wide range of hand tools, power tools and equipment such as: power drill, miter box, radial arm saw, hammer, pliers, screw driver, electrical tester, tape measure, hand saw, ratchets, plunger, auger, hand snake, circular saw, snow thrower, hedge clippers, jack hammer, vacuum cleaner, floor buffer and lawn mower, et al.
ESSENTIAL FUNCTIONS
Perform a wide variety of maintenance and repair tasks, including:
Building Repairs:
- Fix or replace ceiling and wall tiles, doors, hardware, blinds, and weather stripping
- Repair windows, screens, and window glazing
- Patch and replace drywall and flooring (tiles and carpet)
- Replace locks, mailboxes, and door trim
- Change light bulbs and cover plates
Appliance Maintenance:
- Replace stove burners, oven elements, and refrigerator parts
- Perform basic equipment maintenance like oiling and lubricating
Plumbing Tasks:
- Unclog sinks, toilets, urinals, and tubs
- Repair drain traps
- Replace shower enclosures and toilets
Heating & Cooling:
- Change HVAC filters
- Read gauges and report readings
- Clean vents
Painting:
- Prepare surfaces for painting
- Paint interior and exterior walls up to two stories high
- Paint fences, rooms, furniture, and equipment
Outdoor Work:
- Mow, trim, and edge lawns
- Plant flowers, shrubs, and bushes
- Spread mulch and rake leaves
- Lay sod
- Remove snow and ice
- Clean gutters and downspouts
- Patch parking lots, sidewalks, and play areas
General Tasks:
- Clean floors, walls, and common areas
- Strip and wax floors
- Empty trash containers
- Load and drive trucks to deliver materials
- Keep simple records and help with inventory
- Ability to read and write at the level required for successful performance.
- Ability to follow verbal and written instructions.
- Ability to maintain effective working relationships.
- Knowledge of safety practices & procedures.
- Sufficient vision to read fine print.
- Sufficient body movement to drive car, climb, bend and kneel.
- Dexterity to manipulate tools.
- Sufficient strength to lift up to 25 pounds.
- Physical capability to tolerate heights.
- Sufficient stamina to perform physical labor in adverse conditions.
- Possession of valid Connecticut driver's license.
- Ability to operate a vehicle observing legal & defensive driving habits.
- Maintain simple records using electronic work order systems
- Assist in inventory control.
- Train in First Aid and CPR.
- Must pass a written and hands-on test demonstrating ability to satisfactorily perform the duties and tasks set forth above.
- High School Diploma or Equivalent.
- At least one (1) year of related experience.
This is a Local Union 713 position.
