MAINTENANCE SUPERVISOR JOB DESCRIPTION
POSITION TITLE: Maintenance Supervisor
SUPERVISES: N/A
JOB GOAL: To maintain the physicalschool facilities in a condition of operating excellence so that full educational utilization of facilities may be made at all times.
QUALIFICATIONS:
Possesses High School Diploma or equivalent.
At least eight (8) years successful experience in general contracting, with a strong background in carpentry, electricity, plumbing, and heating and air-conditioning.
Demonstrates aptitude or competence for assigned responsibilities.
Possesses abilities and/or qualifications for supervising/directing assigned personnel.
Such alternatives to the above qualifications as the Board may find appropriate and acceptable.
REPORTS TO: School Principal or his/her designee.
SALARY: To be determined commensurate with local salary matrix, credentials, and experience.
PERFORMANCE RESPONSIBILITIES:
Assists in estimating the cost of all work orders in terms of labor and material.
Assists other crew members as needed to complete assigned work orders.
Maintains and carries out an efficient system for dealing with emergency work orders.
Keeps the Administrative Assistant for Maintenance and Operations informed on a daily basis as to needed building repairs.
Assumes primary responsibility of ensuring that all assigned work orders are completed prior to beginning on the next work order.
Assumes primary responsibility for the safe condition of flooring, door frames, doors, window frames, staircases, stair treads, wall paneling, ceiling paneling, hardware, and similar structural elements in all school facilities.
Plans and oversees all maintenance and repair work, maintaining a high standard of safety, cleanliness, and efficiency.
Assumes responsibility of inspecting and maintaining all fire alarm systems and fire extinguishers on a regularly scheduled basis.
Supervises and maintains a quality control program for materials used on repairs.
Makes recommendations of supplies and equipment for purchase.
Inspects each school building on a regular basis and more often if necessary, and confers with principals and the director regarding custodial and maintenance work.
Conducts an ongoing program of general maintenance, upkeep, and repair.
Supervises and assists with all carpentry repair work performed by the school system personnel.
Examines school system facilities on a regular basis for purposes of preventive maintenance.
Strives to be cost effective with all repairs within the school system, to include such areas as supplies, materials, and labor.
Performs such other tasks and assumes such other responsibilities as may be assigned.
OTHER SKILLS AND ABILITIES:
Ability to pass a written and physical test. Ability to establish and maintain effective working relationships with students, staff and community.
Ability to perform duties with awareness of all district requirements and Board of Education policies.

The employee frequently must squat, stoop or kneel, reach above the head and reach forward. The employee continuously uses hand strength to grasp tools and climbs on to ladders. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job.
The employee must frequently lift/and/or move up to 50 pounds such as a tool box. Occasionally the employee will lift and/'or move up to 90 lbs such as motors, jack hammers, etc. The employee will sometimes push/pull items such as tables, bleachers, scaffolds and cabinets. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

While performing the duties of this job, the employee regularly works indoors and will occasionally work outdoors. The employee will work near or with moving mechanical equipment. The employee may work with toxic or caustic chemicals such as petroleum products, degreasers, sprays and non-household dust while performing the duties of this job. The employee must be able to meet deadlines with severe time constraints. The noise level in the work environment is usually loud.
TERMS OF EMPLOYMENT:
Twelve months. Other contract terms and salary to be established by the Board.
EVALUATION:
Performance of this job will be evaluated in accordance with provisions of the Board's Policy on Evaluation of Professional Personnel.
