Position Overview
The Maintenance Technician is responsible for ensuring that our communities are well-maintained, safe and welcoming for all residents and guests. May be responsible for maintaining several buildings throughout the WNY area.
Key Responsibilities
- Develop and implement preventative maintenance plans, schedules, and routines for building systems, equipment, and grounds.
- Coordinate and perform apartment turnover, including painting, plumbing, cabinetry, flooring, and general repairs to ensure timely readiness of units.
- Complete resident work orders promptly and efficiently, maintaining a high level of customer service.
- Perform custodial, landscaping, and snow removal tasks to maintain curb appeal and safety of the property.
- Troubleshoot and perform routine maintenance on HVAC systems, boilers, and other building equipment.
- Coordinate with and oversee contractors and vendors to ensure quality work and adherence to safety and community standards.
- Participate in on-call rotation for after-hours emergencies.
- Ensure compliance with safety regulations and maintain accurate records of maintenance activities.
- Foster a professional, respectful, and supportive environment for residents and staff.
Qualifications & Skills
- Previous experience in a maintenance role, preferably in residential, multifamily, or senior living settings funded under HUD and/or HCR.
- Experience with preparation for REAC inspections.
- Strong knowledge of general maintenance practices, including plumbing, electrical, HVAC, carpentry, painting, and flooring.
- Experience with custodial duties, landscaping, and snow removal.
- Strong troubleshooting skills with the ability to handle emergency repairs.
- Experience coordinating with contractors and managing vendor relationships.
- Excellent communication, interpersonal, and organizational skills.
- Professional demeanor with the ability to work respectfully with diverse populations.
- Reliable, punctual, and able to work independently or as part of a team.
- Must be able to participate in an on-call rotation.
- Must be flexible; able to travel between sites as needed, with the potential to oversee and manage maintenance operations at two or more locations.
- Valid driver's license and access to reliable transportation preferred.
Physical Requirements
- Ability to lift 50 lbs. and perform physical tasks such as bending, kneeling, climbing ladders, and operating equipment.
- Ability to work outdoors in varied weather conditions.
Pay: From $21.00 per hour
