JOB SUMMARY

The Maintenance Supervisor embraces SoLa's mission and is passionate about communicating and promoting SoLa's short and long-term goals. The Maintenance Supervisor coordinates the completion of maintenance requests by taking work orders from the Maintenance Administrator/s and assigning them to the Maintenance Technician/ss and overseeing the property porters.  The Maintenance Supervisor works with the maintenance field staff to perform repairs and upgrades to the interior and exterior of SoLa multi-family rental properties. 

PAY RATE: $33-$38 PER HOUR

ESSENTIAL DUTIES

  • Directs the day-to-day work activities of the maintenance field staff  
  • Inspect property and equipment daily to determine the need and extent of service, equipment required, type and number of operation and maintenance personnel needed
  • Respond to work orders on a first in, first out, (except in the case of an emergency) and in accordance with Fair Housing guidelines
  • Document the completion of work orders to accurately describe work done, parts used, and time spent
  • Communicate with Maintenance Administrators and provide regular and consistent updates on maintenance work performed, completed, and potential delays in work completion
  • Collaborate internally with other departments, including Property Management, Construction, and Purchasing
  • Complete other tasks and projects as assigned

EDUCATION & EXPERIENCE

  • Minimum 1-3 years' experience hands-on residential maintenance experience required
  • Strong mechanical aptitude and general knowledge of residential maintenance repair techniques, including plumbing, carpentry, electrical systems, etc.
  • Experience using hand tools, power tools, and mechanical equipment

SKILLS & ABILITIES

  • Fluent in English and Spanish required
  • Excellent communication and customer service skills required
  • Ability to work effectively and independently in a fast-paced, demanding environment
  • Ability to follow verbal/written instructions/directions in a professional and courteous manner
  • Reliable transportation to travel between properties

PHYSICAL DEMANDS

  • Regularly required to sit, stand, talk, hear, walk, use hands and fingers to operate a computer and telephone, handle, and feel objects, tools, or controls; and reach with hands and arms
  • Regularly required to bend, stoop, kneel, crawl, climb ladders, and 
  • Regularly required to lift and/or move up to 50 pounds, frequently lift and/or move up to 75 pounds, and occasionally lift and/or move pounds
  • Required to use close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus
