Position Overview
Your mission is simple but critical: open doors, build relationships, and generate qualified opportunities for our leadership team to close.
You'll spend 80% of your time out in the field—knocking on doors, attending networking events, hosting lunch & learns, and building strategic partnerships. You'll be the face of ITM in the commercial property management community, creating awareness and generating interest that our experienced team can convert into long-term accounts.

Key Responsibilities
Lead Generation & Outreach (60% of time)
Cold call property management companies, HOAs, and commercial property owners
Conduct site visits to commercial properties to identify landscape improvement
opportunities
Build target lists of prospects in our service area
Follow up persistently (but professionally) on all leads and introductions
Track all activities and contacts in our CRM system
Relationship Building & Networking (25% of time)
- Schedule and host 2+ Lunch & Learn& presentations per month with property
management companies
Attend HOA board meetings and community events in target neighborhoods
- Build strategic partnerships with complementary businesses (pool companies,
irrigation specialists, builders)
Attend industry networking events and trade shows
Represent ITM professionally at all community and industry functions
Qualification & Handoff (15% of time)
- Qualify prospects based on property type, budget, timeline, and decision-making
authority
Schedule consultations for ownership/senior leadership with qualified prospects
Provide warm introductions with all relevant background information
Support the sales process as needed but hand off all closing activities
Success Metrics
Your performance will be measured on:
Activity Volume: 100+ outreach contacts per week (calls, emails, site visits)
Qualified Leads Generated: 25+ qualified leads per month by month 6
Appointments Scheduled: 15-20 consultations scheduled per month
Closed Business: Revenue generated from your leads (you earn commission on
every dollar closed)
Required Qualifications
- Sales or Business Development Experience: 1-3 years in any sales, business
development, or customer-facing role (B2B preferred)
- Hunter Mentality: Proven ability to prospect, cold call, and generate your own
opportunities
- Resilience: Comfortable with rejection and able to maintain high activity levels
despite setbacks
- Communication Skills: Excellent verbal and written communication; professional
presence
- Self-Motivated: Able to work independently with minimal supervision; you manage
your own schedule
Tech Savvy: Comfortable with CRM systems, email, and basic business software
Valid Driver's License: Clean driving record; reliable transportation
Local to Atlanta Metro: Must live within reasonable distance of Gwinnett County
Preferred Qualifications (Not Required)
Experience in landscape, construction, or property management industries
Existing relationships with property management companies or HOAs
College degree in business, marketing, or related field
Experience with HubSpot or similar CRM platforms
Active involvement in local business networking groups

Work Environment & Schedule
- 80% field-based: You'll spend most of your time visiting properties, meeting
prospects, attending events
20% office/remote: CRM updates, research, planning, team meetings
Flexible hours: Some evenings/weekends required for HOA meetings and
networking events
- Physical requirements: Ability to walk properties, occasional outdoor activities in
various weather
Pay: $45, $62,320.37 per year
