Job Summary
We are seeking an experienced and licensed property manager for 100 Regency at Clemson in Central, SC.
The Property Manager is responsible for the day-to-day operations, financial performance, regulatory compliance, resident retention, curb appeal, leasing, marketing. This role requires strong leadership, operational discipline, and a thorough understanding of multifamily housing regulations. The Property Manager will utilize AppFolio Property Management Software to oversee leasing, accounting, reporting, maintenance coordination, and resident communications while ensuring compliance with all local, city, state, and federal laws.
KEY RESPONSIBILITIES
· Property Operations & Asset Management
· Oversee daily operations of assigned multifamily communities
· Ensure properties are maintained, safe, and operating efficiently
· Implement SRV Residential policies and procedures consistently
· Conduct regular property inspections and address deficiencies
· Coordinate with ownership and leadership to meet financial and operational goals
Leasing, Occupancy & Resident Relations
· Maintain targeted occupancy and rent collection goals
· Oversee leasing, marketing, and resident retention strategies
· Ensure leasing practices comply with Fair Housing, ADA, and all other laws
· Address resident concerns and violations professionally and promptly
· Manage move-ins, renewals, notices, and move-out processes
Financial Management & Reporting
· Prepare and manage property budgets
· Monitor income, expenses, delinquencies, and variances using AppFolio
· Approving invoices and vendor payments
· Ensure accuracy of rent rolls, ledgers, and reports
· Participate in forecasting and year-end reporting
Regulatory Compliance
· Maintain audit-ready resident files
· Respond to compliance reviews and inspections
· Ensure adherence to federal, state, and agency regulations
Legal & Risk Management
· Uphold Fair Housing Act, ADA, and landlord-tenant laws
· Ensure proper handling of reasonable accommodation requests
· Coordinate with legal counsel and authorities as needed
· Maintain incident reports and risk mitigation practices
Maintenance & Vendor Management
· Supervise maintenance operations, preventative maintenance and emergency response
· Coordinate unit turns and capital projects
· Obtain bids and manage vendor relationships
· Ensure OSHA and safety compliance
· Identify and correct safety liabilities
Team Leadership & Training
· Supervise, hire, train, and evaluate on-site team
· Provide coaching and performance feedback
· Ensure training on AppFolio, Fair Housing, and company SOPs
· Promote professionalism and accountability
Requirements
· 3–5 years of multifamily property management experience as a property manager
· Proficiency with AppFolio preferred, proficiency in Microsoft Suite
· Deep knowledge and understanding of Fair Housing, ADA, and housing laws
· South Carolina Property Manager License required
· Strong leadership and communication skills

Job Type: Full-time
Pay: $57, $60,000.00 per year
