JOB TITLE: Superintendent
REPORTS TO: Director / Field Operations
JOB SUMMARYThe Superintendent oversees the on-site activities of a project during the construction phase-from mobilization to close-out. The Superintendent's principal duty is to properly schedule and coordinate the work of the crews, equipment, and subcontractors to achieve maximum production most efficiently, with all work complying with the regulatory and contract requirements for safety, quality, and environment.
DUTIES AND RESPONSIBILITIESThe Superintendent must have the following basic skills and abilities:
- The ability to thoroughly understand and follow contract requirements, including plans and specifications, in the construction of the project.
- Knowledge of Building Codes and their use and application in construction. Able to reference and interpret Code Standards.
- Leadership ability for organizing the work, making decisions, directing trades personnel, and enforcing contract requirements.
- Thorough knowledge of construction techniques and the imagination to derive the most efficient method for completing a task.
- Foresight to predict problems before they develop and implement corrective actions.
- A conscientious attitude towards controlling job costs and adhering to progress schedules.
- Ability to use survey instruments and oversee all aspects of job layout and surveying.
- Ability to communicate the project plan and sequence of activities to all subcontractors and material suppliers to effectively implement our goals.
LEADERSHIP
- Maintain a general knowledge of all types of construction as required to perform assigned duties.
- Lead, motivate, and organize all job site activities and trades personnel. Demonstrate an ability to make good judgments.
- Keep decisions at the lowest level possible, everyone's time is valuable. Know when to seek advice from co-workers and subcontractor foremen, and when to make the final decision.
- Understand that field decisions will directly affect the future of the project and ultimately the company's reputation. There is no excuse for not checking the work or allowing shoddy workmanship.
- Perform duties on a full-time basis, including being available during both standard and non-standard duty hours.
- Stay involved with all facets of the project at all times to plan and forecast future activities, and to avoid mistakes and inefficiencies. Identify and correct mistakes promptly.
- Ascertain whether in-house and subcontractor tradesmen and foremen are well-qualified and can efficiently carry out their assigned duties.
- Properly lay out a project, making certain that the proper grades are followed, and the structure is accurately located. Establishing and maintaining all dimensional controls for the project to include the use of third-party survey and layout personnel when appropriate.
- Develop the project schedule together with the Scheduler, Project Manager, Quality Control Manager, and key Subcontractors.
- Review the job schedule and cost breakdown (Control Budget for in-house labor and material expenditures), resolving all differences of opinion with the Project Manager at the beginning of the job.
- Set up the job office and equipment trailers and see that permits, labor notices, safety rules and regulations, SWPPP, and compliance materials (e.g., Prevailing Wage, EEO, etc.) are posted in a conspicuous place.
- Establish all temporary and environmental controls, including erosion controls, storm water controls, perimeter security fencing, traffic controls, signage, etc., as required.
- When hiring on-site personnel, ensure that company and EEO policies are complied with (including goals for minorities, women, and veterans).
- See that company and EEO policies in employing minorities are complied with.
- Mobilize and set up temporary facilities and controls.
- Review construction drawings for accuracy.
