As the real estate development team behind the community's residential growth, we are responsible for designing and delivering a collection of custom homes that align with Balsam's elevated aesthetic and environmental standards. We create the initial vision for each home, launching construction as a spec project, and then guide future owners through a highly personalized experience as they purchase during the build. These homes, ranging from $2.5 million to over $5 million, are thoughtfully crafted to reflect both the surrounding landscape and the individual tastes of each buyer. This model demands a high level of client interaction, adaptability, and attention to detail throughout the construction process.
To support this vision, we are seeking a seasoned Project Manager with a strong background in luxury residential construction and the ability to deliver a high-touch, client-first experience from foundation to final walkthrough.
Responsibilities
- Oversee the full lifecycle of high-end custom home projects—from pre-construction through completion—ensuring top-tier execution on quality, timeline, and budget.
- Serve as the primary liaison with clients, delivering a high-touch, concierge-style experience that builds trust, confidence, and excitement throughout the build.
- Guide clients through selections, updates, and site walkthroughs, anticipating questions, addressing concerns, and managing expectations with professionalism and care.
- Work closely with architects, designers, consultants, and trades to bring complex, design-driven homes to life with exceptional craftsmanship and detail.
- Coordinate infrastructure and site access improvements (e.g., roads, utilities, grading) where needed in rugged mountain terrain.
- Manage schedules, scopes, and budgets using project management platforms like Buildertrend or Procore.
- Lead on-site meetings and conduct detailed quality and safety inspections to ensure everything aligns with plan, code, and client vision.
- Resolve challenges proactively and gracefully, keeping both the build and the relationship on track.
- Ensure compliance with all building codes, environmental regulations, and community standards.
Qualifications
- 10+ years of project management experience in high-end or custom residential construction.
- Proven ability to work directly with high-net-worth individuals, providing elevated service and discretion.
- Deep understanding of the construction process from sitework through finish, especially in homes valued over $2.5MM.
- Strong interpersonal skills and the confidence to represent our brand in front of discerning clients, architects, and trades.
- Exceptional organization and attention to detail, with the ability to juggle multiple projects and shifting timelines.
- Experience building in mountainous or environmentally sensitive areas preferred.
- Proficiency in construction management software (Buildertrend).
Compensation & Benefits
- Base salary: $100,000 – $115,000+ depending on experience
- Project Performance bonuses up to $50k tied to project delivery and client satisfaction
