Job Summary:
The Property Manager is responsible for the efficient and profitable operation of a multifamily community. This role oversees all aspects of property performance — including fiscal management, maintenance, leasing, resident relations, and team leadership — to ensure operational excellence, resident satisfaction, and compliance with all applicable local, state, and federal laws and regulations.
Essential Duties and Responsibilities:
Financial and Operational Management
Develop, manage, and adhere to the property's annual operating budget.
Monitor rent collections, manage delinquencies, and enforce timely resolution of past-due accounts.
Review, approve, and manage vendor contracts, invoices, and capital improvement projects.
Control operating expenses while maintaining high service and quality standards.
Prepare, analyze, and present weekly and monthly financial, occupancy, and performance reports to ensure goals are met.
Team Leadership & Development
Recruit, train, supervise, and motivate on-site staff, including leasing, maintenance, and administrative teams.
Conduct regular staff meetings, performance evaluations, and ongoing coaching.
Establish clear team goals aligned with company standards for leasing, maintenance and resident satisfaction.
Foster a collaborative, accountable, and high-performing work environment.
Leasing and Marketing
Implement and oversee effective leasing and marketing strategies to achieve occupancy and retention goals.
Monitor market trends and conditions and recommend adjustments to pricing, concessions, and promotional strategies.
Review and approve marketing materials, advertising initiatives, and community outreach efforts.
Ensure leasing performance aligns with budgeted occupancy and renewal targets.
Maintenance and Property Appearance
Oversee all maintenance operations, including service requests, unit turns, and preventive maintenance programs.
Conduct routine property inspections to ensure safety, cleanliness, and curb appeal standards are met.
Manage capital improvement projects and ensure timely, cost-effective completion of repairs and upgrades.
Compliance and Risk Management
Ensure adherence to Fair Housing laws and all local, state, and federal regulations.
Manage resident disputes, lease enforcement, evictions, and legal matters as required.
Maintain accurate, organized records, including leases, contracts, reports, and compliance documentation.
Ensure adherence to safety, insurance, and liability requirements.
Resident Relations
Serve as the primary point of contact for residents, addressing concerns professionally and resolving issues promptly.
Promote a positive community atmosphere through resident engagement initiatives and retention programs.
Maintain a high standard of customer service to support long-term resident satisfaction and loyalty.
Qualifications
High school diploma or GED required; bachelor's degree preferred.
Bilingual (Spanish/ English) preferred.
Minimum of 3 – 5 years of multifamily property management experience.
Proven experience managing communities of 250+ units.
Strong financial, organizational, and leadership skills.
Proficient in property management software (e.g., Yardi, RealPage, AppFolio).
Thorough knowledge of Fair Housing and landlord-tenant laws.
Professional certifications such as CAM, CPM, or equivalent preferred.

Occupancy and lease-up performance
Rent collection and delinquency control
Budget adherence and performance (income vs. expenses)
Resident satisfaction and retention metrics
