Job Position: Maintenance Technician II

Status: Non-exempt

Reports to: Supervisor – Facilities Department: Maintenance

The Maintenance Technician II maintains and assesses when at location the overall home and building environment and accessibility by visually assessing the physical property upon entering and maintaining building equipment, heating, cooling, electrical, and plumbing systems and property grounds as assigned to keep the complete property in compliance with licensing and safety regulations as well as neighborly upkeep.

Qualifications

  • High school diploma or equivalent
  • Specialized licensure, certificate or other education in a particular vocational field (i.e. carpentry, plumbing, electrical, HVAC, etc.)

Essential Functions

  • Maintain building climate by installing, repairing, and service heating, ventilating and air-conditioning equipment
  • Maintain lighting by installing and repairing wiring and fixtures
  • Maintain equipment by installing and repairing associated and backup equipment and systems
  • Keeps equipment, systems, and building ready for use by completing preventative maintenance schedules; following policies and procedures; reporting needed changes
  • Secures building and occupants by maintaining alarm and fire protection devices
  • Maintain system for conveying liquids and liquid waste by installing and repairing plumbing apparatus
  • Maintain continuity between shifts by documenting maintenance actions; noting system or equipment irregularities requiring continued monitoring
  • Maintain safe and clean working environment by complying with procedures, rules and regulations
  • Maintains parts and equipment inventory by checking stock to determine inventory level
  • Uses specialized education and knowledge to complete various projects within their area of expertise. (i.e. carpentry, plumbing, electrical, HVAC, etc.)
  • Guides and mentors other Maintenance Technicians in simple projects related to their area of expertise.

  • Garage – Workshop – Residential Home environment
  • Potential exposure to loud noise when using power tools
  • Significant local travel to Keystone locations
  • May have contact with Residents on occasion
