Job Description

Summary/objective

The duties of a property manager include all things that are necessary for renting and maintaining a residential community. They oversee the day-to-day operations and meeting the needs of the residents. Their responsibilities can range from collecting rent, delegating maintenance tasks, leasing, hosting community events and handling evictions, and the strategic, operational, organizational, and financial goals of Management Services.

Work Hours:

15 hours per week. 4 weekday afternoons (3 hour shifts anytime between 2pm - 7pm) and Saturday mid-mornings (3 hours).

Living Arrangements:

Community Managers who choose to live on-site will receive an employee discount on the market rent.

  • Provide long-term strategic leadership and day-to-day management for all Management Services activities.
  • Shows properties, explains terms of occupancy, and provides information about the community to prospective tenants.
  • Strategize to lease vacant units quickly and effectively in Tempe Arizona to achieve maximum occupancy levels. Onsite weekday office hours and weekend Open house
  • Follow the property's operating budget; complete monthly and/or quarterly results, as directed.
  • Work as a partner with team members to maximize the success of the business line and geographic division.
  • Meet business growth objectives by assisting with new business development.
  • Perform Move-in, Move-out inspections, properly document and keep track of scheduling maintenance requests.
  • Achieve property/portfolio financial performance objectives. Work toward growing income and controlling expenses, as directed by approved budgets.
  • Determine whether repairs and/or maintenance are needed based on regular inspections of the grounds, facilities, and equipment. Replenish supplies and organize storage areas and office. Keep property tidy and take pride in the look of the property.
  • Periodically complete inspections of the properties and recommend measure to ensure maximum "curb appeal" and value add.
  • Oversee and manage the effective scheduling with vendors. Recognize and promote a dynamic maintenance and vendor team that is viewed by others as highly effective and the best in the industry.
  • Seek ways to become visible and recognized as a noted expert in the local market (industry & civic group membership, public speaking, articles, interviews, etc.).
  • Great communication with management company, tenants, visitors, and vendors

Competencies

  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as software applications.
  • Licensed as a Real Estate salesperson in Arizona, recommended.
  • Knowledge of OSHA laws and regulations.
  • Demonstrate the ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate an appropriate course of action.
  • High verbal and written communication skills.
  • Proficient in Spanish language.
  • Self-motivated and organized.
  • Time management skills.
  • Proficient at working independently.
  • Customer service.
  • Self-confidence, honesty, and integrity.
  • Proficient in MRI Software

Physical demands

  • Tour properties with team members and clients
  • Must be able to lift at least 15-25 pounds at times.
  • Ability to sit at a desk and work on a computer

Travel required

  • Travel may be required at times.
