Location: Philadelphia area

Your Impact:

The Maintenance Technician is responsible for all phases of maintenance and repair of a property, including, but not limited to, the general and mechanical maintenance of the physical plant and building systems, budget control and adherence, inventory control and the over site of porter and janitorial functions; to direct and control all maintenance and engineering vendors and resources to the extent that the property is well maintained at all times, and in good physical condition. Must attend educational seminars and classes as required by the established training protocol. Must complete required reports and maintain preventative maintenance schedule as described. May be required to supervise Assistant Maintenance Technician and/or Janitor. Position requires operation of a vehicle.

What You'll Do:

Adhere to all IHC directives as per the manual of operations and procedures.

Purchase necessary maintenance supplies in accordance with company purchasing policy.

Supervise outside contractors working on the property, and have them sign the site visitor log

Ensure that residents are provided with a clean, safe, well-maintained community in compliance with all applicable local, state, and federal fair housing laws

Work within the established budget and notify the Property Manager of any possible variations.

Report accidents and emergency situations to the property manager or administrative staff immediately and prepare sufficient reports. Take photographs of incident areas.

Ensure that all maintenance requests are handled on an immediate basis, if possible, and ensure that Property Manager is notified if parts must be ordered which could cause a delay in installation and replacement.

Have direct control over utility usage and apply conservation measures to help reduce expenses, i.e., time controls for exterior lighting, controlled thermostats in common areas, water saving devices, and periodic conservation inspections by the on-site Maintenance Team.

Perform 'apartment make ready services' during unit turnover.

Participate in all REAC preparations

Execute the requirements of Janitorial and Maintenance Schedules as written

What We're Looking For:

In addition to the necessary skills and experience to perform the responsibilities outlined above, there are a number of traits that a successful candidate will possess.

High School Diploma or General Equivalency Diploma required with at least two (2) years of experience working with individuals with disabilities. OR a bachelor's degree in social services, Vocational Rehabilitation and/or Human Resources and one (1) year working with individuals with disabilities.

Possess Association of Community Rehabilitation Education (ACRE) certification or willingness to become a Certified Employment Support Professional (CESP) within 6 months of hire.

One-year experience in transition and/or providing Pre-Employment Transition Services to students with disabilities, and /or working within an educational setting preferred.

Demonstrated ability to work independently in a mobile setting. This includes strong time management skills and ability to meet expected deadlines for documentation and reporting.

Excellent computer skills and proficiency working with Microsoft Office Software – Excel, Outlook, Word

Ability to interface and communicate effectively with internal and external stakeholders related to functions of employment services.

Excellent communication skills including listening, writing, and speaking.

Strong interpersonal and empathy skills

Strong organizational skills

Valid PA driver's license with clean driving record

Pay range for this role: $23.02 an hour
