Job Overview:

The Building Maintenance Technician is responsible for the integral ongoing maintenance and repair of our retail buildings. They are heavily involved in supporting the safe, smooth, and successful day-to-day operations of the store.

Duties can vary from day to day and are assigned via a Help Desk platform or at the request of management. The Building Maintenance Technician needs to have a good knowledge of skills including HVAC, plumbing, drywall installation, electrical, painting, and general building repair. 

AFW is looking for someone who is adept at using a variety of hand and electrical tools. Has experience in construction, building maintenance, and preferably a degree or certification from a technical school will be beneficial in this role.

Compensation Package:

Pay Rate: $19-$24- dependent on experience and certifications

3rd shift Premium - Additional $2.00/hr and Mid shift Premium - Additional $1.00/hr

Pay Grade C: $17.71-$32.89

Job Requirements:

  • Valid Driver's License with a clean driving record is required.
  • Must have own tools.
  • Previous training in general building maintenance, electrical and plumbing
  • Knowledge of electrical, drywall, and plumbing repair
  • Skills in operation of various machinery, tools, and equipment
  • Excellent written and verbal communication skills
  • Ability to work with minimal supervision. 
  • Ability to work in a high-performance, fast-paced team environment.
  • Ability to adapt to and work effectively within a constantly changing environment.

Desired Qualifications (These are a PLUS)

  • High school diploma or GED is preferred; maintenance related degree preferred; equivalent combination of education and experience accepted in lieu of diploma. 

  • 2-4 years of previous building maintenance experience.
  • Maintenance certifications such as HVAC, electrical, etc.

  • Recycling and Environmental Health and Safety certifications/licenses. 

  • Experience working with heating, ventilation, and air conditioning (HVAC) systems.
  • Basic computer skills.

Job Responsibilities (include, but not limited to):

  • Knowledge of and ability to properly use required personal protective equipment (PPE).
  • Knowledge of blood-borne pathogen (BBP) safety and ability to safely clean biohazardous materials when required.
  • Perform preventive maintenance and routine building inspections.
  • Troubleshoot, diagnose, repair, modify, lubricate, and test building systems, equipment, and fixtures, including mechanical and electrical systems; experience with pneumatic or hydraulic systems is a plus.
  • Schedule and perform preventative, corrective, and general maintenance repairs in a safe and timely manner.
  • Assist with building rehabilitation and turnover projects within established timelines, including drywall, HVAC, plumbing, and electrical work.
  • Ensure the property is maintained in acceptable condition, including interiors, exteriors, and landscaping.
  • Assist management with daily operations, including communication with staff, residents/customers, and vendors.
  • Assist with planning, coordinating, and completing maintenance-related projects.
  • Resolve maintenance issues and respond to questions related to work methods and processes.
  • Inspect, maintain, and inventory tools, equipment, and maintenance areas in compliance with corporate policies and OSHA standards; order parts and materials as needed.
  • Maintain a clean, organized, and safe maintenance/shop area.
  • Work independently and collaboratively with other team members to complete repairs efficiently and safely.
  • Complete required work orders and documentation, including parts and materials used, in a timely and accurate manner.
  • Understand and follow all safety policies, including safe lifting practices and safe tool operation; use PPE as required.
  • Respond to emergency maintenance calls and after-hours service requests as needed.
  • Apply applicable technical standards and professional judgment when making maintenance decisions.
  • Perform all other duties as assigned by management.

Physical Demands:

  • Ability to perform repetitive tasks, manual dexterity
  • Vision abilities required include close, distance, and depth perception
  • Requires the ability to maneuver in confined and at times congested areas. 

  • Requires the ability to sit, stand, walk, stoop, & bend for 8 hours a day.

  • Requires constant use of arms, hands, fingers, eyes, legs, and back. 

  • Ability to move, lift, carry, push, pull, and place objects weighing 50-100lbs
  • Able to work shifts that are 8-12 hours long.
  • Ability to work 0 to 35 feet above the ground. 
  • Able to work in various weather conditions. The physical environment requires the employee to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions.

  • Ability to work under fluorescent lighting
  • Considerable exterior noise
