We are seeking a highly organized and experienced Project Manager to oversee ground-up and renovation projects within the commercial sector. This role is responsible for managing project budgets, schedules, documentation, subcontractor coordination, and client communication from preconstruction through closeout. The ideal candidate is decisive, detail-driven, and capable of leading multiple projects simultaneously while maintaining strong relationships with all project stakeholders.
Key Responsibilities- Serve as the primary point of contact for clients, architects, engineers, subcontractors, and vendors, fostering trust and clear communication throughout the project lifecycle.
- Review owner contracts and ensure adherence to project scope, reporting requirements, and schedule milestones.
- Lead subcontractor procurement, including scope evaluation, pricing review, and contract preparation.
- Oversee and manage the full submittal and shop drawing process to support timely material and equipment delivery.
- Prepare, track, and distribute RFIs; ensure timely responses and proper documentation.
- Identify, document, and communicate potential change orders to all parties before proceeding with additional work.
- Review owner and subcontractor billings each month and ensure accurate cost coding and tracking.
- Maintain project schedules in coordination with field leadership and subcontractors, proactively addressing delays or potential impacts.
- Manage project budgets, monitor cost forecasts, and implement corrective actions to prevent overruns.
- Lead project closeout activities including punch lists, warranty submissions, operations manuals, and final billing.
- Facilitate project meetings such as preconstruction, coordination, and OAC sessions; provide meeting notes and follow-up communication.
- Support field teams with material/equipment procurement, vendor coordination, and issue resolution.
- Promote safety standards by ensuring required documentation, toolbox talks, and daily reports are consistently completed.
- Assist with permitting, inspections, and regulatory compliance across all phases of construction.
- Resolve conflicts professionally and ensure all project parties remain aligned on expectations and deliverables.
- Minimum 5 years of project management experience working for a general contractor.
- At least 3 years of experience overseeing commercial, retail, or grocery construction projects.
- Ability to manage multiple projects simultaneously.
- Strong understanding of commercial construction methods, sequencing, scheduling, and cost management.
- Experience with Procore or similar project management platforms preferred.
- Proficiency in Microsoft Office (Outlook, Excel, Word).
- Excellent communication, leadership, negotiation, and problem-solving skills.
- Must be able to safely navigate active construction sites, including bending, climbing, walking uneven surfaces, and lifting up to 15 lbs while wearing appropriate PPE.
- Valid driver's license and reliable transportation required for jobsite travel.
