Compensation: $16.90-$22.00/Hour DOE

General Statement of Responsibilities:
The Plant Services Assistant supports the Plant Services Director in maintaining a clean, safe, functional, and attractive environment for residents, staff, and visitors. This role performs routine maintenance, minor repairs, groundskeeping, cleaning of common areas, and assists with preventative maintenance and emergency response as needed.
Specific Duties and Responsibilities:
- Maintains all common areas of the property in a clean, safe, organized, and attractive condition.
- Performs floor care including sweeping, dusting, mopping, stripping, waxing, buffing, and disinfecting.
- Cleans job sites after work completion and addresses spills or debris immediately.
- Properly cleans, maintains, and stores tools and equipment.
- Maintains work and storage areas free of hazards.
- Immediately reports hazardous conditions to the Plant Services Director.
- Works within applicable local, state, and federal regulations.
- Reviews maintenance requests daily and completes repairs promptly.
- Assists in prioritizing repairs in the absence of the Plant Services Director.
- Completes assignments within required time frames.
- Ensures proper storage of paints and chemicals.
- Electrical: Troubleshoots switches, lighting, outlets, and minor electrical systems.
- Structural/Carpentry: Performs drywall repair, furniture assembly, and furniture repair.
- Painting: Performs interior and exterior painting and proper disposal of materials.
- Plumbing: Repairs faucets, drains, and minor plumbing fixtures.
- Grounds/Pool: Maintains landscaping and assists with pool/spa and water feature maintenance.
- HVAC: Troubleshoots minor HVAC issues.
- Follows preventative maintenance schedules.
- Documents completed and future repair needs.
- Maintain knowledge of Material Safety Data Sheets (MSDS) and follow all safety precautions.
- Maintain familiarity with emergency vendor lists to facilitate timely repairs when necessary.
- Support community marketing efforts through professional and friendly interactions during property tours and phone inquiries.
- Communicate any observed or suspected resident changes in condition to a supervisor immediately.
- Maintain a safe and secure environment for all staff, residents, and guests by following established safety standards and procedures.
- Promote teamwork through cooperative and respectful interactions with co-workers and other departments.
- Work a flexible schedule as needed to support events, tours, and community outreach.
- Perform other related duties as assigned.
Qualifications:
Education/Experience:
High school diploma or equivalent is preferred. Experience as it relates to the job duties above required.
Licenses/Certifications:
A valid driver's license required with application submission and must be maintained throughout employment.
Character:
Displays sincere compassion towards cognitively impaired older adults. Demonstrates genuine concern for the physical and emotional needs of older people and their families. Applicants must have a reputation for honesty and trustworthiness. Must be responsible and able to exercise good judgment, accept administrative supervision, pay attention to detail, follow instructions, including the ability to interact effectively and communicate with people in a professional and courteous manner. Must be highly confidential and work as a team with other staff. Applicants should be sensitive to clients' needs.

Physical and Personal Requirements:
Able to work in varying environments, indoor, outdoor and in all types of weather. Sit or stand for long periods of time. Reach, bend, climb, stoop, lift up to 50 lbs. repetitive hand movement; use and view PC. Travel as needed.
Compliance:

Participation in all compliance training is mandatory and generally has a heightened awareness of policies and regulations that are specific to one's department and position. Other:
Applicants must successfully pass a pre-screening tuberculin skin test or x-ray and a urine drug screen test. Candidates will be required to undergo a physical to ensure health is adequate to perform all duties of the position. Applicants must complete application and authorization form, both must be submitted to Human Resources prior to the close date indicated. Applicants will be required to undergo a background check consisting of fingerprinting and criminal records check with DOJ and FBI.
