As a Manager, Infrastructure & Capital Improvements (ICI), you will play a strategic and operational role in strengthening how Optima Living plans, prioritizes, and manages infrastructure, capital, and facilities investments across our communities. This role is responsible for translating infrastructure and facilities data into clear, actionable insights that support decision-making, performance improvement, and long-term sustainability. 
Acting as a key bridge between technical teams, operations, finance, and leadership, you will help ensure systems, processes, and reporting enable reliability, cost control, operational efficiency, and a strong resident experience. This role reports to the Senior Director, Resident Services and supports communities across Alberta and British Columbia. 
Responsibilities
  • Develop and maintain dashboards, reports, and performance metrics related to capital planning and forecasting, preventive versus reactive maintenance, asset lifecycle and condition, joint venture reporting, and CMMS work order trends, backlog, and response times. 
  • Analyze infrastructure and maintenance data to identify risks, inefficiencies, and improvement opportunities, and provide evidence-based recommendations to support leadership decision-making and investment prioritization. 
  • Serve as the business lead for CMMS implementation, optimization, and ongoing governance, translating operational needs into system requirements, workflows, and reporting structures. 
  • Partner with IT, vendors, and frontline teams to ensure system adoption, data integrity, usability, and long-term scalability. 
  • Establish standardized definitions, data structures, and reporting logic to reduce inconsistencies and manual workarounds. 
  • Map current-state ICI processes related to maintenance, capital requests, approvals, and reporting, and design future-state workflows that improve efficiency and consistency. 
  • Identify gaps between policy, practice, and system capability, and recommend practical, scalable solutions. 
  • Support the development of standard operating procedures (SOPs), templates, and tools to improve consistency across communities. 
  • Support capital planning cycles through data analysis, scenario modeling, and development of business cases. 
  • Track capital project performance across budgets, timelines, scope changes, and risk indicators. 
  • Collaborate with Finance to align capital tracking, forecasting, and reporting requirements. 
  • Own the tracking and governance framework for capital projects from initiation through close-out. 
  • Partner with ICI project leads, Finance, and Procurement to ensure alignment between project scope, approvals, purchase requests, expenditures, and final outcomes. 
  • Proactively flag risks, delays, scope changes, and budget variances in a timely and decision-ready manner. 
  • Act as a trusted partner to ICI leaders, site teams, finance, and operations stakeholders. 
  • Translate complex data into clear, actionable insights for non-technical audiences. 
  • Support change management by helping teams understand the purpose and value behind new tools, processes, and priorities. 
Qualifications & Requirements
  • Bachelor's degree in Business, Engineering, Facilities Management, Data Analytics, or a related field. 
  • 3–5 years of experience in asset management, infrastructure, facilities, operations analysis, or a related role. 
  • Demonstrated experience working with operational data, systems, and cross-functional stakeholders. 
  • Strong analytical, problem-solving, and critical-thinking skills. 
  • Advanced proficiency in Excel and/or business intelligence tools such as Power BI or Tableau. 
  • Experience in facilities, infrastructure, capital projects, seniors living, healthcare, or other asset-intensive environments is considered an asset. 
  • Experience supporting CMMS or ERP implementations is an asset. 
  • Familiarity with capital planning, asset management, or maintenance frameworks is an asset
  • Experience with change management or process improvement initiatives is an asset.
