Cambium is a Seattle-based landscape design-build company focused on high-end residential construction. We are seeking a highly organized, systems-driven Internal Operations Manager to lead our internal workflows, estimating coordination, and preconstruction operations.

This is a critical internal leadership role responsible for ensuring projects move smoothly from design through estimating and into construction with accuracy, consistency, and strong documentation. This position works closely with our Construction Manager, Project Managers, Designers, and Office team, and directly supervises our Estimator.

This role is ideal for someone who thrives in structure, process, coordination, and accountability—not field supervision, but the engine behind the scenes that makes the field successful.

Key Responsibilities

Internal Operations Leadership

  • Lead all internal construction operations processes
  • Supervise the Estimator
  • Own workflows, project setup, documentation standards, and internal systems
  • Maintain and improve SOPs, templates, and operational guidelines
  • Support company growth through process development and continuous improvement

Estimating & Preconstruction Oversight

  • Manage estimating workflow in coordination with the Estimator
  • Enforce consistent standards, margins, templates, and policies
  • Organize takeoffs, labor assumptions, vendor quotes, and quantity reviews
  • Build and maintain internal cost databases
  • Prepare preconstruction packets for Construction Manager review
  • Support value engineering and design alignment
  • Ensure estimates are delivered on time and ready for client presentation

Scheduling & Operational Planning

  • Own the internal master construction calendar
  • Coordinate design deadlines, estimating timelines, PM inputs, and field readiness
  • Maintain weekly and monthly scheduling updates
  • Prepare agendas and documentation for preconstruction meetings
  • Track long-range forecasting for staffing and resources

Job Setup & Documentation Quality

  • Ensure every project is fully prepared before entering construction
  • Create and manage job folders, cost codes, safety packets, plans, and work orders
  • Confirm contract accuracy, budgets, and scopes
  • Maintain change order workflows and documentation integrity
  • Audit PM documentation for completeness
  • Support project closeout documentation

Systems, Data & Reporting

  • Maintain dashboards, reports, and KPIs
  • Working knowledge of QuickBooks for job setup coordination and reporting support
  • Track estimate accuracy, schedule adherence, and workflow compliance
  • Provide reliable operational data to leadership
  • Improve integration across Microsoft 365, job folders, estimating, and scheduling tools

Coordination & Process Enforcement

  • Ensure smooth communication between Design, Estimating, PMs, Maintenance, and Construction
  • Run internal preconstruction meetings
  • Enforce accountability to systems and deadlines
  • Follow up on outstanding internal deliverables

Job Type: Full-time

Pay: $90, $100,000.00 per year
