About the Role
I am seeking a highly proactive, detail-oriented Property Manager/Controller who can operate at a fast pace and handle tasks with minimal supervision. This role is ideal for someone who anticipates needs, takes initiative, and can manage properties, tenants, and vendors without constant reminders.
Key Responsibilities
- Property Management: Oversee day-to-day operations across multiple properties, ensuring they are well-maintained and running smoothly.
- Vendor Coordination: Independently contact, schedule, and follow up with vendors and service providers for maintenance, repairs, and ongoing property needs.
- Tenant Relations: Communicate with tenants promptly and professionally; handle inquiries, maintenance requests, and general concerns.
- Rent Collection & Follow-Up: Track rent payments, reach out to tenants regarding late or missing payments, and ensure accurate reporting.
- Task Execution: Take direction clearly and convert instructions into completed tasks without repeated reminders.
- Organization & Documentation: Maintain property records, invoices, schedules, and reports with accuracy.
- Problem-Solving: Identify issues early and take proactive steps to resolve them.
Required Past Experience
- 2–5+ years of property management or real estate operations experience
- Proven experience managing vendor relationships and coordinating maintenance/repair work
- Hands-on experience communicating with tenants and resolving issues professionally
- Experience tracking rent payments, handling late notices, and managing property finances at a basic operational level
- Prior work in a role that required independence, initiative, and self-management
- Experience using property management or communication software (e.g., Buildium, AppFolio, Rent Manager, or similar) is highly preferred
