The Property Manager (PM) provides leadership and daily management over an assigned area and team responsible for single-family rental homes and the residents who occupy them. The PM is accountable for the market performance and is empowered to make decisions within company guidelines to enhance the customer experience and ensure seamless service. Property Managers are involved in all aspects of market operations, included but not limited to resident inquires, move in procedures, rent collection, evictions, reputation management, providing outstanding customer service to residents, and serve as a primary liaison between central support and the market team. This position supports the Regional Operations Director (ROD) in all aspects of management, included but not limited to, marketing, rent collections, resident inquiries, profit and loss (P&L), review of metrics, and general management of the resident experience and provides direction in absence of the ROD to the market team.
ESSENTIAL FUNCTIONS
- Oversee and manage development of Property Management staff across move in, cash collection, customer relations, renter's insurance, early terminations, HOA Violations, transfers, utilities, and general property management.
- Lead property management team in maintaining a high degree of customer service and competency level in all resident interactions, whether over the phone or email, through formal written communication or in person.
- Establish environment that promotes teamwork and cohesion with Leasing, Pricing, Retention, Operations, Service, and Construction teams in order to drive P&L performance.
- Manage daily operations and oversees market in absence of the Regional Operations Director.
- Exercise sound judgement and autonomy in resolving customer concerns within company guidelines. Always striving to provide the best possible experience.
- Ensure customer cases and escalations are responded to in a timely manner and team documents resident follow-up in systems to ensure transparency across departments.
- Drive optimal results on Google, social media, and resident surveys/feedback and ensure market is focused on enhancing the resident experience.
- Be knowledgeable of provisions in standard lease documents and maintain a working knowledge of resident rules and regulations.
- Ensure a consistent, resident focused move in experience and audit compliance for move in documentation.
- Provides oversight of vacant home walks, move in inspections, and asset shows well and is prepared for new resident, as applicable.
- Confirms lease has been signed and all move in monies have been collected prior to the move in date.
- Provides feedback and training on new resident orientation and move in follow up calls and ensures all items are complete on the Move-in Checklist.
- Collaborate with central departments to include, approving move in requests, application and lease follow-up, and fleet management.
