Estimator

Job Overview
We are seeking an experienced Residential Construction Estimator who is highly skilled in reviewing home inspection reports, developing repair scopes, and producing accurate estimates and takeoffs for residential remodel and repair projects.

This role requires hands-on/hands-off construction knowledge and the ability to translate inspection findings into clear, buildable scopes of work.

Responsibilities

• Review home inspection reports and identify required repairs.
• Create detailed estimates from home inspection reports.
• Perform accurate quantity takeoffs from plans, photos, and inspections
• Prepare itemized estimates for labor and materials
• Price common residential trades:
• Carpentry & framing
• Drywall & paint
• Flooring
• Roofing
• Plumbing & electrical (repair-level)
• Exterior repairs & siding
• Collaborate with contractors to validate estimates and pricing
• Adjust estimates based on site conditions, code requirements, and client needs
• Maintain pricing databases and cost assumptions

Required Qualifications

• 3+ years experience as a Residential Estimator, Project Manager, or similar role
• Strong understanding of home inspection reports (termite, moisture, structural, HVAC, roofing, etc.)
• Proven experience with remodels and repair estimating
• Ability to read construction plans and produce accurate takeoffs
• Strong knowledge of residential building methods and materials
• Experience with:
• Excel / Google Sheets
• Estimating or takeoff software (Buildertrend, PlanSwift, Bluebeam, Stack, etc.)
• Excellent attention to detail and organization
• Strong communication skills
