Project Manager / Superintendent – Commercial Construction
Location: New Braunfels, Texas 78130
Salary Range: $95,000 – $125,000 base salary (DOE) + vehicle allowance + benefits
We are an established General Contractor with over 30 years of experience building commercial ground-up facilities. We are seeking a highly motivated Project Manager / Superintendent to oversee the construction of multiple ground-up tenant buildings (42,500 SF). This hybrid role manages both field operations and project administration—from preconstruction through closeout.

Key Responsibilities
- Lead all on-site construction activities, including mobilization, scheduling, subcontractor supervision, and safety compliance.
- Manage overall project planning, budgeting, procurement, and documentation.
- Coordinate city inspections, permitting, and regulatory requirements.
- Serve as the primary liaison with owners, architects, engineers, and subcontractors.
- Prepare and maintain the project schedule; ensure milestones and deadlines are met.
- Oversee project quality control and ensure all work meets company standards.
- Review and negotiate subcontract agreements, change orders, and pay applications.
- Monitor project costs and maintain profitability goals.
- Conduct jobsite meetings, maintain daily logs, and ensure effective communication across all project stakeholders.
- Manage closeout procedures, including punch list, as-builts, warranties, and turnover documentation.
- Assist estimating with bid reviews, takeoffs, RFPs, and cost analysis as needed.
Qualifications
- 5–10+ years of experience in commercial construction as a Project Manager, Superintendent, or combined role, with a proven track record of successfully delivering ground-up projects.
- Hands-on experience managing projects between 10,000–40,000 SF, including site logistics, scheduling, subcontractor coordination, budgeting, and closeout.
- Strong proficiency in Procore, including daily logs, RFIs, submittals, drawings, photos, meeting minutes, and financial tracking tools.
- Advanced skills in Microsoft Office (Excel, Word, Outlook) with the ability to create spreadsheets, write professional correspondence, and generate reports.
- Proficient in Microsoft Project, including developing detailed CPM schedules, updating timelines, creating look-aheads, and forecasting potential delays.
- Excellent written and verbal communication skills, including professional email composition, meeting documentation, and leadership communication with owners, architects, engineers, and subcontractors.
- Strong understanding of commercial construction processes, including sitework, structural systems, MEP coordination, finishes, quality control, and safety standards.
- Ability to read and interpret blueprints, technical specifications, shop drawings, and project manuals with a high level of accuracy.
- Knowledge of estimating concepts, including the ability to verify subcontractor bids, review takeoffs, understand market pricing, and support change order preparation.
- Working knowledge of contracts, allowing you to protect company interests while maintaining strong client relationships.
- Familiarity with building codes, permitting processes, and inspection requirements for Texas commercial construction.
- Strong negotiation and conflict-resolution skills, with the ability to manage subcontractor performance, resolve field issues, and maintain project momentum.
- Highly organized self-starter, able to prioritize tasks, manage multiple responsibilities, and maintain detailed documentation in a fast-paced environment.
- Strong leadership and team-building skills, fostering a collaborative jobsite and ensuring clear communication across all project stakeholders.
- Valid driver's license and clean driving record.
