Overview
The Property Manager is responsible for the overall financial and operational performance of the property. This role ensures expenses are controlled, occupancy and collections goals are met, staff are effectively managed, and residents receive high-quality service - all while operating in compliance with company policies and regulatory requirements.
Key Responsibilities
- Oversee daily property operations to ensure financial performance, occupancy, and collections goals are met
- Manage property budgets, expenses, invoice approvals (Avid), and financial reporting
- Conduct regular property inspections to ensure safety, curb appeal, and adherence to company standards
- Oversee unit turns, maintenance operations, capital improvements, and special projects
- Lead leasing, marketing, and competitive positioning to support occupancy and revenue goals
- Ensure compliance with Fair Housing laws, company policies, and safety regulations
- Hire, train, supervise, and develop on-site staff; conduct performance reviews and approve payroll
- Manage vendor relationships, contracts, and service quality
- Respond to resident concerns and oversee resolution of issues professionally and timely
- Prepare required reports, audits, notices, and legal documentation as needed
- Perform other duties as assigned to support property and portfolio success
Qualifications
- College degree preferred, but not required.
- Minimum of 3 years' experience as a Property Manager.
- CAM or ARM certification preferred.
- Proficiency with Microsoft Office and Rent Manager (or similar PMS).
- Strong knowledge of Fair Housing regulations, multifamily operations, leasing, collections, evictions, basic accounting, vendor contracts, and OSHA standards.
- Experience managing value-add renovations and capital projects.
- Demonstrated leadership experience with hiring, training, and coaching staff.
- Strong understanding of income, expenses, and bottom-line performance.
- Excellent customer service, communication, and conflict resolution skills.
- Highly organized with the ability to prioritize and multitask.
- Professional demeanor and positive attitude under pressure.
