What You'll Do
In this role, you'll step into an active environment with the opportunity to take on leads immediately. This role is designed for someone who's hungry to build a career in brokerage—driven to take ownership of deals, develop client relationships, and grow into a lead producer.
You'll support the team by managing a high volume of tenant opportunities, helping to ensure we never miss a deal due to bandwidth. While you'll receive direct mentorship and oversight from senior brokers, you'll also be expected to independently manage more transactional assignments—from first call to lease execution.
This is a pure broker role: you'll spend most of your time in the field touring properties, meeting clients, and walking buildings. You'll need to be proactive, detail-oriented, and ready to hustle. A car is highly recommended, as in-person coverage across NYC's industrial neighborhoods is critical to the job.
Core Responsibilities
- Active Deal Execution
- Manage tenant and landlord rep assignments from initial intake through lease negotiation
- Schedule and lead property tours and walkthroughs with prospective tenants and buyers
- Draft and negotiate letters of intent (LOIs) with support from senior brokers
- Prepare basic client materials including property surveys, offering memoranda, proposals, and marketing brochures
- Track timelines, next steps, and follow-ups across multiple deals
Client + Lead Management
- Maintain regular contact with existing clients, prospects, and broker relationships
- Handle inbound leads provided by NYCIA, qualifying and converting them into active assignments
- Use CRM tools to manage pipeline and prioritize follow-ups
Market Research & Business Development
- Actively canvas neighborhoods to uncover new opportunities and build relationships with property owners and local businesses
- Regularly conduct research on available properties, comps, and off market opportunites
- Stay current on industrial submarket trends, tenant movement, and new development
- Identify and pursue new business opportunities (tenants, landlords, buyers, sellers)
- Support pitch preparation and attend new business meetings when applicable
Minimum Qualifications
- 1–3 years of relevant experience in commercial real estate, or sales
- Have active or pending NYS Real Estate Salesperson License or must obtain a license within the first 4 months.
- Excellent communication, interpersonal skills and confident in meeting new people
- Highly organized, accountable, independent and detail-oriented
- Proficient in Excel, Power Point and modern business management tools (or ability to learn quickly)
- Valid driver's license and access to a car (or willingness to acquire one)
Bonus Points
- Strong understanding of—or interest in—New York City's industrial real estate market
- Experience working with industrial properties, flex space, or warehouse users
- Familiarity with NYC zoning and ownership structures
- Previous canvassing or outside sales experience
