Job summary
The masonry estimator is responsible for accurately calculating the costs of masonry projects, including materials, labor, equipment, and subcontractors. This role involves reviewing blueprints, conducting material take-offs, and preparing competitive bids and proposals. The estimator must ensure that projects are profitable and remain within budget by tracking costs and working closely with project managers, clients, and suppliers.
Key responsibilities
Cost estimation: Prepare detailed and accurate cost estimates for masonry projects, including new construction, repair, and restoration.
Plan and specification review: Analyze project drawings, blueprints, specifications, and other documents to define project scope and requirements.
Material take-offs: Perform precise material quantity take-offs for all masonry units (e.g., brick, CMU, stone) as well as mortar, grout, reinforcement, and flashing.
Bidding and proposals: Lead the bid process, which includes preparing bid packages, soliciting subcontractor bids and supplier quotes, and creating proposals.
Relationship management: Build and maintain relationships with subcontractors, suppliers, and clients to ensure competitive pricing and effective communication.
Risk assessment: Identify potential cost-saving opportunities, as well as risks such as budget overruns or delays due to material availability or weather conditions.
Project coordination: Collaborate with project managers, architects, and engineers to ensure estimates align with project timelines and construction practices.
Budget tracking: Monitor project costs throughout the lifecycle to ensure budget compliance and profitability.
Reporting: Track and analyze historical cost data to improve the accuracy of future estimates.
Qualifications
Experience: Proven experience in masonry or general construction estimating is often required. Some positions may seek candidates with over five years of experience in large-scale commercial projects.

Technical skills: Proficiency in estimating software like Bluebeam, PlanSwift, or Tradesman's Software is essential. A strong command of Microsoft Office Suite, particularly Excel, is also necessary.
Knowledge: Comprehensive knowledge of masonry materials, techniques, building codes, and industry regulations is critical for success.
Soft skills: Strong mathematical, analytical, and organizational skills are crucial. Candidates must also possess excellent communication, negotiation, and time management abilities to handle multiple projects and deadlines.
Work environment
Location: Estimator will work in an office setting but may be required to conduct occasional on-site visits to assess project conditions and verify measurements.
Schedule: A standard 40-hour work week is common, but longer hours may be required to meet tight bidding deadlines.
