Position Summary:
The Maintenance Technician supports the day-to-day operations of the property and ensures the building is clean, well-maintained, and responsive to resident needs. The role provides on-site presence, performs routine maintenance and cleaning, completes minor painting tasks, and assists with after-hours emergencies as required.
Key Responsibilities
Building Maintenance and Repairs
- Complete routine maintenance tasks and minor repairs including plumbing, electrical, carpentry, hardware replacements, and touch-up painting.
- Perform preparation and painting work in common areas and vacated units as required, ensuring clean finishes and proper materials are used.
- Conduct regular inspections of common areas, mechanical rooms, and building systems to identify issues proactively.
- Report major repairs or system concerns to the Property Manager and coordinate access for approved contractors.
- Support turnover work by preparing units for move-in, including patching, painting, and reporting deficiencies.
Cleaning and Housekeeping
- Perform daily cleaning of entrances, hallways, stairwells, laundry rooms, elevators, and other common areas in accordance with Haven Bridge's established daily, weekly, and monthly cleaning checklists.
- Maintain garbage and recycling rooms, ensuring cleanliness and proper waste handling.
Conduct exterior upkeep including litter removal, sweeping, and seasonal tasks such as salting or snow shoveling where required.
Tenant Relations
- Respond to resident maintenance requests professionally and in a timely manner.
- Maintain logs of work orders and tasks completed.
- Support move-ins and move-outs, including unit condition checks and key coordination.
- Post notices and communications as directed by management.
- Health, Safety, and Compliance
- Complete regular life-safety checks (emergency lighting, fire extinguishers, door latches, etc.) according to Haven Bridge procedures.
- Identify and report hazards, security issues, or safety concerns.
- Ensure compliance with health and safety requirements, fire code obligations, and internal policies.
Hours and On-Call Requirements
- This position requires a high level of availability outside of standard business hours to support building operations and resident safety.
- TheMaintenance Technician serves as the primary after-hours and emergency contact for the property unless otherwise directed by management.
- Must remain reachable by phone outside of regular working hours and be able to attend the site in person within a reasonable response time when urgent issues arise, including evenings, nights, weekends, and holidays.
- Expected to respond promptly to after-hours calls and messages and, where required, attend the property to assess and address urgent situations or to coordinate emergency services and contractors.
- Work hours may vary based on operational needs, emergencies, and after-hours callouts. Time spent responding to after-hours emergencies must be documented in accordance with Haven Bridge procedures.
- Availability outside regular working hours is a core requirement of this role.
Administration
- Track inventory of supplies, tools, paint, and maintenance materials and request replenishment as needed.
- Support contractor scheduling and supervising on-site work when directed.
- Submit required reports, inspection checklists, and documentation through Haven Bridge's established processes.
- Maintain all documentation such as work orders, cleaning logs, inspections, incident reports—through Haven Bridge's designated software or approved paper forms, following established workflows.
- During Property Manager absences, support essential operational tasks such as urgent resident communications, coordinating vendors, and ensuring daily building duties continue uninterrupted.
- Maintain confidentiality of tenant information, building operations, and company matters, and conduct all interactions with residents, staff, and contractors in a professional manner.
Qualifications
- Previous experience in residential property maintenance or custodial work.
- Basic painting skills, including patching, sanding, and finishing.
- General knowledge of plumbing, electrical, mechanical, and building systems.
- Strong communication and customer service skills.
- Ability to work independently and manage daily priorities.
- Physically able to perform manual tasks such as lifting, cleaning, repairs, and painting.
Additional Requirements
- Availability for after-hours and weekend emergencies.
- Successful completion of background screening (if required).
- Valid driver's licence is an asset.
Compensation
- Hourly wage or salary as determined.

Physical Requirements and Working Conditions
This position requires regular physical activity and work in both indoor and outdoor environments. The following outlines the typical physical demands and potential exposures associated with the Live-Out Superintendent role at Haven Bridge Property Management.
Physical Requirements
- Ability to lift, carry, push, and pull items up to 40 lbs (tools, supplies, equipment, garbage bins, etc.).
- Ability to stand, walk, bend, kneel, crouch, climb stairs, and reach overhead for extended periods.
- Ability to perform repetitive movements including sweeping, mopping, lifting, and basic repair work.
- Ability to use hand tools and small power tools safely and effectively.
- Ability to complete painting tasks, including sanding, patching, and working at moderate heights (stepladders).
- Ability to work outdoors in varying weather conditions, including heat, cold, snow, and rain, when performing grounds or seasonal tasks.
- Ability to respond to emergency situations promptly, which may require rapid movement, carrying equipment, or navigating stairs.
Working Conditions and Potential Hazards
- May be exposed to dust, fumes, cleaning agents, and general maintenance-related substances.
- May be exposed to cigarette, cannabis, or other smoke odours within the building or on the property.
- May encounter units or areas in unsanitary conditions, including clutter, pests, or strong odours.
- May be exposed to loud noises from equipment or building systems.
- May be required to work in confined spaces such as mechanical rooms, service corridors, or small repair areas.
- May come into contact with pests or wildlife (insects, rodents, birds) during maintenance or cleaning.
- May be exposed to bodily fluids or biohazards when responding to emergencies or cleaning certain areas; appropriate precautions and PPE must be used.
- Must exercise caution when using ladders, chemicals, tools, and equipment.
- Must follow Haven Bridge safety protocols, including lockout/tagout, use of PPE, and reporting of hazards.
General Expectations
- All tasks must be performed in accordance with Haven Bridge health and safety policies, Ontario fire and building codes, and Workplace Hazardous Materials Information System (WHMIS) requirements.
- Personal protective equipment (PPE) must be used where required.
- Any identified hazards must be reported immediately to the Property Manager.
Job Type: Full-time
Pay: $45,000.00-$50,000.00 per year
