The Project Manager’s Role: This important position is focused on overseeing the day-to-day operations and execution of all projects. This role is at the heart of our custom renovation and build projects, working directly with clients, subtrades, and internal staff to bring designs to life. In addition, they provide 5 functions on a few key projects: Client Interface, Scope of Work, Schedule, Cost Management and General Administrative Duties. In each function, the project manager ensures that a keen eye for attention to detail, efficient and effective work practices are deployed to ensure the companies projects are managed to a professional and proactive standard.

Works Daily with: Founder, Project Forepersons, Design Manager, Sales Manager, Office Coordinator
The Project & Operations Manager Responsibilities:
Daily Schedule & Operations
• Manage and oversee other project managers ensuring their projects are running smoothly, on time, and on budget
• Have an overview of each site’s progress, being able to communicate & provide daily schedule for KingsRidge’s Foreman, Lead Hands & labourers
• Responsible for visiting jobsites throughout the week doing thorough walk-throughs ensuring project design and scope are met
• Schedule bi-weekly walk throughs with design lead ensuring design details are being executed according to drawings
Manage & Execute around 3 Projects:
Client & Trade Interface
• Maintain communication with clients as first point of contact for project duration
• Provide written weekly updates to clients on progress made and upcoming schedule
• Coordinate activities with Project Forepersons, Designers, subtrades, and approving authorities
• Manage subtrades, project schedules and securing multiple estimates from trades
• Oversee quality control by performing on site punch lists through project completion
Scope
• Manage and execute all aspects of construction and associated landscape construction projects with KingsRidge standard of craftsmanship
• Review, interpret and understand construction drawings and specifications, assisting in the resolution of design issues
• Compile and organize all necessary permit documents to submit to the municipal building department for building permit approval
• Inspect ongoing jobs and ensure employees are working safely, efficiently and to performance standards as set by our Company, and Ontario Health and Safety requirements
• Anticipate project challenges, proactively solve problems, and clearly communicate solutions with the team and clients
Schedule
• Develop schedule of events for project and ensure tasks and activities are meeting schedule deadlines in BuilderTrend
• Quantify, plan, execute and/or oversee orders and deliveries of supplies and materials to meet the project milestones
• Oversee the scheduling of subtrades for weekly tasks, verify completeness of work against scope, and ensure subtrade invoices are submitted on the agreed price
Cost Management
• Monitor job progress and costs, ensuring change orders and revisions do not exceed approved budgets
• Provide regular progress reporting to the Office Coordinator and Management
• Collect, review, and approve subtrade pricing prior to project commencement
• Ensure all client invoicing is accurate, current, and that client contract payments are up to date
Administration
• Maintain required records and technical reports, including inspections to meet regulatory requirements, documented and saved on the company server
• Review and interpret site staff’s daily site logs, making necessary adjustments to confirm conditions and progress match the project’s scope in BuilderTrend
• Experience with and willingness to learn key communication tools, Gmail, Buildertrend, file storage
The Results We See From A Great Project Manager/Operations
Daily Schedule & Operations
• Foreman, lead hands & labourers are informed and set up daily to execute projects
• Each project manager is executing their projects and meeting timelines and project is on budget
• Clients are leaving positive referrals of project management
Client Interface
• Exceptional client experience during construction, informed ahead of time, client feels heard and understood
• Change orders are priced accurately and signed off quickly
• Clients are happy and aware of all aspects of their project, and not encumbered by the smaller details
Scope
• All parties involved with the project are aware of their roles and complete their tasks safely and efficiently
• Design issues are resolved without delay, project continues with minimal impact
Schedule
• Project moves along according to meet the contract completion date
• If project delays occur, the client, trades, and internal staff are informed within a reasonable time frame
• Employees and subtrades have all required project materials and project details to complete tasks accurately and on time
Cost Management
• Up-to-date tracking of all costs with original budget in BuilderTrend
• Approval records are retained for Change Order and other costs outside of original budget
• Ensuring projects are completed as per the client contract terms to collect full payment
Administration
• Clear record of all inspections, general and technical reports to meet the Company and regulatory requirements
• A complete picture of the project from start to finish is available in BuilderTrend for clients to review. This would encompass photos, scheduling and files shared throughout the process.
The Project Manager/Estimator Qualifications:
• Minimum 3 years’ experience in residential renovation and or custom building (Hands-On an Asset)
• Minimum 2 years’ experience in professional client management
• Minimum 2 years’ experience working and tracking daily activities in a project management software
• Proficient in Buildertrend and other cloud-based file systems and apps as required
• Capable composing professionally worded correspondence

• This is a full-time permanent role
• Salary range is $37-$40 per hour + bonus
• 4% vacation pay
