Your New Role

  • As Estimator (or Senior Estimator), you will play a central role in shaping how ELM budgets, evaluates, and executes its projects. Working day-to-day with the VP, Construction and collaborating closely with the CEO, you'll bring discipline, accuracy, and strategic thinking to both internal development projects and third-party mandates through ELM Forward.
  • Your work will span detailed estimating, feasibility analysis, scenario planning, and cost modelling. You'll prepare accurate budgets for residential and mixed-use developments in the $30M–$150M+ range, perform full-scope quantity take-offs, validate drawings and specifications, and identify risks, opportunities, and cost efficiencies.
  • Beyond estimating, you'll support the institutionalization of ELM's systems by maintaining project budgets, managing draw processes, building internal pricing databases, and aligning workflows with the company's new ERP system, Jonas Premier.
  • You will also play a unique role in business development: preparing preliminary budgets, feasibility reviews, and costed scenario options that help leadership pitch strategic solutions to third-party workout and receivership clients.
  • This is a hands-on, high-impact position where your insights directly influence project design, financial outcomes, and decision-making at the highest level.

What Sets You Apart

  • You bring 5–8 years of progressive estimating or quantity surveying experience across residential or mixed-use development, ideally with exposure to both general contracting and development environments. You are highly analytical, strong with numbers and technical detail, and comfortable navigating budgets in the $50M–$150M+ range.
  • You are proficient in Bluebeam, Excel, and estimating tools, with familiarity in ERP systems such as Jonas Premier considered an asset. You understand Ontario construction standards, permitting, tendering, and value engineering practices, and you communicate clearly with consultants, trades, and leadership.
  • More than anything, you bring a builder's mindset: you take ownership, work proactively, and thrive in an entrepreneurial environment. You are detail-driven but adaptable, comfortable working in an in-office, collaborative setting, and able to operate with both autonomy and accountability.
  • Designations such as PQS, ASPE, or Gold Seal are an advantage.
