Our expanding Owner’s Representative firm is seeking an experienced Real Estate Development Project Manager with a strong background in commercial real estate development, site feasibility, zoning analysis, entitlements, and architectural coordination to join our growing team.

We specialize in large-scale commercial new construction and complex alteration projects. We are not involved in single-family residential construction. Only applicants with relevant commercial real estate development experience will be considered.

We offer a collaborative working environment and a diverse portfolio of ground-up and repositioning projects throughout the New York metropolitan area.

Position Overview

The Real Estate Development Project Manager will oversee projects from site evaluation and pre-development through entitlements, design development, and construction coordination. The successful candidate will ensure projects are strategically analyzed, properly entitled, financially viable, and executed in a timely and effective manner.

This role requires a professional who understands the full development lifecycle — including land use regulations, zoning constraints, feasibility modeling, permitting pathways, and architectural document coordination.

The Development Project Manager will serve as a key liaison between ownership, consultants, architects, engineers, land use attorneys, expeditors, and public agencies.

Key Responsibilities

Development & Feasibility

  • Conduct site feasibility analysis, including zoning and land use research.
  • Interpret zoning codes and assess development potential (FAR, use groups, height, setbacks, parking, etc.).
  • Evaluate acquisition opportunities and provide high-level development yield studies.
  • Identify regulatory constraints and entitlement risks early in the process.
  • Assist in due diligence efforts for site acquisitions.

Entitlements & Permitting

  • Manage entitlement processes with local, state, and federal agencies.
  • Coordinate with land use attorneys and expeditors to secure necessary approvals.
  • Oversee preparation and submission of permit applications.
  • Track regulatory approvals and maintain permitting schedules.
  • Assist in addressing agency comments and resolving compliance issues.

Architectural & Design Coordination

  • Oversee design development from schematic design (SD) through 100% construction documents (CDs).
  • Coordinate architects and consultants to ensure compliance with zoning and development objectives.
  • Review drawings for alignment with project scope, budget, and regulatory requirements.
  • Manage scope development and consultant contracts.
  • Ensure design intent aligns with project pro forma and ownership goals.

Budgeting & Financial Oversight

  • Develop and manage pre-development and project budgets.
  • Prepare and review cost estimates throughout SD, DD, and CD phases.
  • Evaluate bid proposals and produce bid analysis with award recommendations.
  • Track project costs, change orders, and budget adjustments.
  • Maintain organized and updated financial documentation.

Construction & Owner’s Representation

  • Represent ownership in meetings with architects, consultants, contractors, and agencies.
  • Manage multiple projects at varying stages of development.
  • Oversee project schedules from pre-development through construction.
  • Monitor construction progress for alignment with approved documents.
  • Maintain strong documentation and communication with stakeholders.

Minimum Requirements

  • Minimum 5 years of experience in commercial real estate development, land use, or owner’s representation.
  • Demonstrated experience with:
    • Zoning analysis and land use research
    • Site feasibility studies
    • Entitlement and permitting processes
    • Architectural coordination
  • Experience in the New York metropolitan area strongly preferred.
  • Strong understanding of building codes and regulatory frameworks.
  • Ability to read and interpret architectural drawings and development plans.
  • Proficiency with Microsoft Office (Excel, Outlook, Project).
  • Experience with development budgeting and financial tracking
  • Familiarity with field or project management software (e.g., Procore) a plus
  • Strong written and verbal communication skills.
  • 4-year college degree preferred (Architecture, Real Estate, Urban Planning, Construction Management, or related field)
